the story

How Midtown & Main Street came to be

Main Street is where Milpitas started. The city's history page says the settlement had a hotel, a general store and a post office by 1857. The city's historic inventory, recorded in 1990, lists Main Street-area buildings from an 1885 house on Sinnott Lane through the 1920s: Craftsman cottages and bungalows, a 1910 two-story building at 111-129 S. Main St built as a general store and post office, and Smith's Corner, an early-1900s Craftsman saloon building at 167 S. Main St where the Alviso-Milpitas road met the Oakland highway. Some entries have since been moved or removed, so check a building before planning a visit.

The anchor is the old Milpitas Grammar School at 160 N. Main St. The inventory says it was completed in June 1916 to replace the town's first school, built in 1856 and lost to fire in 1912. After the city incorporated on January 26, 1954, it served as City Hall from 1956 to 1969, and it joined the National Register of Historic Places on July 22, 1993. In January 2009 the county library district opened a 60,000-square-foot library on the site, and the Neoclassical schoolhouse is now part of it.

The city adopted the Midtown Specific Plan for central Milpitas in 2002 and updated it in 2010, and county parcel records date the area's condo and townhome tracts to 2000-2008. Milpitas began rewriting the plan in fall 2021, and on October 28, 2025 the city approved its replacement, the Gateway-Main Street Specific Plan (state CEQA notice of determination): about 605 acres in four focus areas named Gateway, Crossroads, Main Street and Abbott, which the city describes around Main Street, the Calaveras Boulevard corridor and the I-880 frontage along Abbott Avenue.

streets and homes

The streets and the houses

Two parallel streets do the work. Main Street is the old commercial spine, with the library, small shops and the Union Pacific tracks just behind its east side; Abel Street, a block west, carries the condo and townhome traffic south of Calaveras Boulevard, and Corning and Curtis avenues run crosswise. Sylvan Gardens (county record maps) has 99 one-story houses from 1955 on Sylvia Ave, Corning Ave and Palmer St. Next door, the Granada condominiums (1971-74, 244 units) fill Rio Verde Pl, San Miguel Ct, San Petra Ct and parts of Junipero Dr and Ethyl St.

South of Corning the 2000s take over. Cielo Terra Serena (2006-08, about 370 homes in two recorded tracts) mixes small-lot houses and condominiums on loops named Mente Linda, Luz del Sol, Claridad, Vida Larga and Ternura; the city's community facilities district records list its lots under KB Homes. Terra Serena (2002-07, about 315 condominium units) sits on S. Abel St. East of Main St, Parc Place (2005, about 285 two- and three-story condominium townhomes) lines Parc Place Dr, Curtis Ave and Hammond Way, and Parc Metro (2000, about 380 townhomes) curves along Great Mall Dr on streets such as Celebration Dr, Imagination Pl, Serenity Pl, Fire Walk, Rain Dance and Wind Song.

Main Street changes one lot at a time. The city's development map (November 2024) showed 27 three-story townhomes under construction at 808 S. Main St, recorded as Main Street Townhouses, and 57 units approved at 612 S. Main St; a 25-unit condominium tract from 2020 sits on Tiger Lilly St, Sunflower Ln and Red Berry Ln. Nearly everything built here since 1971 has a homeowners association, so exterior changes go through the HOA as well as the city.

Buying or selling in Midtown & Main Street: what we check

Buying here

  • Flood zones vary by complex. FEMA's maps (panels 06085C0066J and 0067J, effective February 19, 2014) put Sylvan Gardens and the Granada condominiums in zone AE, Parc Place and part of Parc Metro in zone AH (base flood elevations of 27 to 29 ft), and Terra Serena and Cielo Terra Serena in the shaded 0.2% zone X. Check the exact address and any Letter of Map Revision, and get a flood insurance quote before you write an offer.
  • The whole area sits inside the state's liquefaction hazard zone (Milpitas quadrangle, 2004). Expect it on the natural hazard disclosure, and ask for any geotechnical report the HOA or builder kept.
  • HOA homework: read the CC&Rs, budget, reserve study, insurance summary and recent minutes, check current dues and any special assessments, and confirm parking and rental rules.
  • Special taxes: the city's community facilities district map shows Cielo Terra Serena, Terra Serena and some newer Main St projects in a city CFD formed in 2005. Look for the special tax line on the property tax bill.
  • The Gateway-Main Street Specific Plan approved in October 2025 brought new mixed-use and business-park zoning. Before you buy, check what the lots around the home are zoned for on the city's zoning map, especially along Main St, Calaveras Blvd and Abbott Ave, and ask the Planning Division about any older Main St house on the historic inventory.

Selling here

  • Put the transit distances in the listing: Great Mall light rail and Milpitas BART (straight-line), plus the I-880 on-ramps at Calaveras Blvd and Great Mall Pkwy.
  • Order the HOA resale packet early (budget, reserves, insurance, CC&Rs), since condo and townhome buyers and their lenders review it before removing contingencies.
  • Disclose the FEMA zone and any CFD special tax up front; an elevation certificate helps buyers price flood insurance in zones AE and AH.
  • For Sylvan Gardens houses and older Main St properties, pull the city's permit history for additions, garage conversions and ADUs before going live.
