the story

How Slater came to be

Slater is the wedge of east Mountain View between Highway 85 and North Whisman Road, from Central Expressway up to East Middlefield Road. The city's neighborhood-group map uses the name and counts about 1,370 homes on roughly 124 acres. The name traces to the Slater school site on North Whisman Road, where the Mountain View Whisman School District opened Jose Antonio Vargas Elementary at 220 North Whisman Road in 2019.

Mountain View's population grew almost fivefold in the 1950s, from 6,563 to 30,889, and Slater filled in during and after that boom, mostly with apartments and attached homes rather than a single-family tract. County assessor records mapped by the city (fiscal 2017) show duplexes on Kittoe Drive from 1954 onward, condo and townhouse complexes on Easy Street in 1964, along Middlefield Road around 1969, on Cassandra Way in 1970, and duplexes on Brenton Court and a complex on North Whisman Road in 1978-79. A few detached houses from the 1920s to the early 1950s on Tyrella and Gladys avenues predate the complexes around them.

Change keeps coming from the east. In November 2019 the City Council approved the East Whisman Precise Plan, which reshapes more than 400 acres of office parks east of North Whisman Road into mixed-use blocks with up to 5,000 homes. Its Village Center is planned at Middlefield and North Whisman roads, where a strip mall and gas station stood in 2019, and the city's zoning map puts the southwest corner of that intersection, on Slater's side, inside the plan.

streets and homes

The streets and the houses

Easy Street runs up the west side to Middlefield Road, with Savannah Loop and the Minaret Avenue blocks below it near Central Expressway. Ada Avenue runs north-south through the middle from Minaret Avenue to Gladys Avenue, and Tyrella Avenue picks up at Gladys and continues north to Middlefield. Gladys Avenue is the main east-west street, running from Easy Street to North Whisman Road, with Kittoe Drive parallel to the north. Short courts and loops fill the blocks: Savannah Loop, Calistoga Way, Avellino Way, Serena Court, Denardi Lane, Brenton Court, Cassandra Way, Leslie Court, Surrey Place and Skyview Court.

There is no R1 single-family zoning in Slater. On the city's zoning map more than half the land is R3 multiple-family and about a quarter is R2 one- and two-family. In the assessor data, about 260 pre-1981 homes are recorded individually, mostly attached condo or townhouse units: the median is about 1,020 sq ft and roughly four in five have two bedrooms. Another hundred or so multifamily buildings hold about 830 units, including about 500 in a few large complexes on North Whisman Road and 30 duplexes on Kittoe Drive, on lots of about 8,100 sq ft.

Newer townhome streets fill in the rest. Ada Avenue (about 250 parcels, mostly small townhouse lots), Avellino Way, Savannah Loop and Minaret Avenue do not appear in the pre-1981 assessor layer, so they were built later. When you shop here you are mostly comparing HOA communities of different ages, plus the occasional duplex sold as a whole building.

nerd notes

Buying or selling in Slater: what we check

Buying here

  • Most homes here are in HOAs. Read the CC&Rs, budget, reserve study, recent minutes and any special assessments, and check rental and pet rules before you commit.
  • For 1960s and 1970s buildings, ask about the electrical panel and wiring, plumbing updates, roof age and any balcony or stair inspections the HOA has done.
  • There is no R1 zoning here. If you are buying a duplex or a lot, check what the R2 or R3 zoning allows before you count on adding units.
  • Watch the neighbors' plans: the East Whisman Precise Plan allows buildings up to 95 feet across North Whisman Road and up to 135 feet near Middlefield light rail station, and the Village Center corner at Middlefield and Whisman is slated for redevelopment.
  • Check the flood map and environmental disclosures for the parcel. A narrow FEMA Zone A strip follows Stevens Creek on the west edge, and the Middlefield-Ellis-Whisman Superfund study area, where groundwater contamination was found in the early 1980s, lies to the northeast across Middlefield and Whisman roads.

Selling here

  • Order HOA documents early so buyers can review them inside their contingency period.
  • List what the HOA has already replaced (roofs, siding, plumbing, decks) with dates; in a neighborhood of similar-age complexes, that history separates one unit from the next.
  • Measure the walk to Whisman light rail and to the Stevens Creek Trail and put both in the listing.
  • For a duplex, have leases, rent rolls, permits and utility metering details ready for investor buyers.
