the story

How Sharon Heights came to be

Sharon Heights takes its name from the Sharon family. In the 1960s, the former 600-acre estate of Frederick W. Sharon, son of U.S. Senator William Sharon, and his wife Louise Tevis Breckinridge Sharon, daughter of Lloyd Tevis, was developed and named Sharon Heights. The Almanac's neighborhood profile describes the land being subdivided into ranch-style homes through the 1950s and 1960s.

The golf course came with the subdivision. The Sharon Heights Golf & Country Club, a private club at 2900 Sand Hill Road, says it has operated since 1962, and its fairways fill much of the neighborhood's southwest side along Sand Hill Road. On the other side of that road, the Sand Hill corridor turned into a business address: Kleiner Perkins became the first venture capital firm with an office on Sand Hill Road in 1972, and the road is still shorthand for the industry.

Sharon Heights is a full part of the City of Menlo Park, even though unincorporated West Menlo Park nearly cuts it off from the rest of the city. On a map, the two pieces of the city touch only along Sand Hill Road near Santa Cruz Avenue, where the road was widened in 2006 behind a 16-foot faux rock wall. Sand Hill Road was finally completed east to El Camino Real in 2001 after three decades of debate.

streets and homes

The streets and the houses

Streets here follow the hills rather than a grid. Sharon Park Drive loops through the middle, with Monte Rosa Drive, Sharon Road and Altschul Avenue as the main connectors. Many of the side streets are named for western mountains and passes: Lassen, Shasta, Siskiyou, Klamath, Tioga, Whitney, Cascade, Sierra, Olympic, Warner Range and Loma Prieta, so a walk here doubles as a geography quiz. Courts and circles such as Hallmark Circle and Sand Hill Circle branch off near I-280.

The single-family streets started as 1950s and 1960s ranch houses, and many originals have been replaced by larger new houses, according to the Almanac's profile. The same profile points to the foothill topography, which puts many houses on sloping lots, so grade, drainage and retaining walls matter more here than on Menlo Park's flat east side.

Sharon Heights also has a lot of multi-unit housing. The 2020 Census counted about 2,000 housing units inside this outline, and roughly two-thirds of them are in a few large blocks, the biggest with more than 400 units, near Sharon Park Drive and Sand Hill Road and near I-280. Across Sand Hill Road, Stanford Hills is a separate 78-house enclave on Branner Drive, Anderson Way and Campbell Lane with one road in and out.

nerd notes

Buying or selling in Sharon Heights: what we check

Buying here

  • For condominiums and townhomes, read the HOA package closely: CC&Rs, budget, reserve study, recent and planned special assessments, the master insurance policy and any litigation.
  • On hillside lots, ask for drainage, retaining-wall and geotechnical history, and read the natural hazard disclosure for seismic, landslide and fire-zone mapping on the specific parcel.
  • On original 1950s and 1960s houses, compare permits with the house and check the electrical panel, plumbing, foundation and sewer lateral.
  • If you plan to rebuild or add a second story, ask the Menlo Park planning division what the parcel's zoning allows and what permits are needed to remove large trees before you make an offer.
  • Lots that back onto I-280, Sand Hill Road or the golf course trade differently from interior lots, so visit at commute hours and check sight lines.

Selling here

  • Condo and townhome sellers should order the HOA resale documents early; buyers and lenders ask for them in the first days of escrow.
  • Gather permits and final inspections for every remodel, addition and retaining wall.
  • Document lot size, slope and any view with a survey or plot plan; on hillside lots that is a big part of the value story.
  • Lead with measured location facts: the walk to Sharon Park and the shopping center, and the drive to I-280, Stanford and downtown Menlo Park.

Is the Sharon Heights golf course public?

No. Sharon Heights Golf & Country Club is a private member club at 2900 Sand Hill Road. Membership is handled by the club, separately from buying a home.

What kinds of homes are in Sharon Heights?

Single-family houses on curving hillside streets, from original ranch houses to newer rebuilds, plus several large multi-unit complexes. In the 2020 Census, about two-thirds of the roughly 2,000 housing units inside our outline were in a handful of large blocks.

Menlo Park Municipal Water, the city's utility. Sharon Heights gets San Francisco Regional Water System water through its own connection off Sharon Park Drive at Lassen Drive.
