the story

How Ponderosa Park came to be

Ponderosa Park takes its everyday name from the 9.1-acre city park on Henderson Avenue and Ponderosa Avenue beside it. The streets around them follow a botanical theme: flowers such as Iris, Lupine, Larkspur, Primrose, Dahlia and Tulip, and trees such as Sequoia, Spruce, Sugarpine, Timberpine, Toyon and Torreya. Ponderosa, a pine, fits right in, and the City describes the park itself as Western-themed.

Homes here span a couple of decades. Ponderosa Elementary, next to the park, was built in 1964, according to the school. Listing records we checked include homes from 1963 and 1974, and DeLeon Realty's profile of the wider area dates its homes from the 1950s through the 1970s. The result is a mix of one- and two-story homes rather than one uniform tract.

Ponderosa sits where Sunnyvale meets Santa Clara and where the rail corridor meets new housing plans. The City's Lawrence Station Area Plan covers the land around the Caltrain station at Lawrence Expressway, Reed Avenue and Kifer Road; in September 2021 the City approved an update that added capacity for 3,612 more homes there. That growth is next door, not on these streets, which the City's zoning map shows as R-0 low-density residential.

The streets and the houses

Henderson Avenue is the spine, running north from El Camino Real to the park. Shorter streets and courts branch off it with the flower and tree names: Iris Avenue and Lupine Drive by the park, Larkspur Avenue and Lantana Drive toward Wolfe Road, and Sweetbay Drive, Timberpine Avenue, Toyon Avenue and Torreya Avenue toward Lawrence Expressway.

Sunken Gardens Golf Course, the nine-hole executive course at 1010 South Wolfe Road, fills a block in the southwest corner of the neighborhood, and some homes on courts such as Starflower Court back onto greenbelt above it.

House sizes vary more than in a single-builder tract. The listings we checked include a 1963 traditional home of about 2,700 square feet on a 7,800-square-foot lot near the golf course and a 1974 two-story home of about 1,900 square feet on a 6,300-square-foot lot on Lily Avenue. We found no single-story combining district here, so two-story additions and rebuilds follow the City's standard R-0 rules and design techniques.

School districts and getting around

School districts

Ponderosa Park is one of the parts of Sunnyvale in the Santa Clara Unified School District, a K-12 district whose area includes neighborhoods in Santa Clara, Sunnyvale, San Jose and Cupertino. U.S. Census school-district maps and MLS listing fields for homes here both show Santa Clara Unified. Ponderosa Elementary is next to the park at 804 Ponderosa Avenue on a ten-acre site (the school says it was built in 1964), and Peterson Middle School is about a mile south on Rosalia Avenue. Near Reed Avenue and the Caltrain tracks, Census maps show the Sunnyvale School District line cutting through some blocks. Attendance boundaries change, so check any specific address with the district.

Buying or selling in Ponderosa Park: what we check

Buying here

  • Confirm the city. Blocks near Lawrence Expressway such as Poinciana Drive, Tamarack Lane and White Oak Lane are in Santa Clara, with Santa Clara permits and Silicon Valley Power for electricity.
  • Confirm the school district by address, especially north toward Reed Avenue, where Census maps show the Santa Clara Unified and Sunnyvale School District line running through some blocks.
  • Near the tracks, check FEMA's flood map: the City's flood layer shows a shallow-flooding (AO) zone along the Caltrain and Evelyn Avenue corridor that clips the northwest corner near Wolfe Road and Old San Francisco Road. Visit at different times to hear the trains.
  • Ask City Planning what is approved or pending under the Lawrence Station Area Plan to the north; new housing and offices there can affect traffic on Reed Avenue and Lawrence Expressway.
  • For homes from the 1950s through the 1970s, check the electrical panel, plumbing, sewer lateral and permit history; pre-1978 homes come with a federal lead-paint disclosure.

Selling here

  • State the city and school district precisely and invite buyers to confirm by address; both lines run close by.
  • Measure and publish real walking distances to Ponderosa Park and Lawrence Caltrain.
  • If you back onto the golf-course greenbelt, photograph the view and have any easement or fence documents ready.
  • Because house sizes vary widely here, pull permits for past additions so buyers and appraisers count the same square footage.
