the story
How Sunny Brae came to be
Sunny Brae is a recorded subdivision name. The first map, Tract 624, was drawn in February and March 1949 and recorded with Santa Clara County on April 4, 1949: 60 lots on Sunset Drive and Blossom Drive, running north from Homestead Road. Sixteen more units followed, each with its own tract number, until Unit 17 (Tract 2846) was recorded in March 1962. The lot numbers run straight through the series, from lot 1 on the first map to lot 734 on the last, so the blocks between San Tomas Expressway and Scott Boulevard, from Homestead Road to El Camino Real, are one subdivision recorded in steps over 13 years.
The maps record what surrounded each step. The 1950 and 1951 units label the land to the north as property of the A. Block Fruit Co. Several units draw their west line along San Tomas Aquino Creek and call it the original corporate limit of the City of Santa Clara, and the 1959 map for Unit 15 sets aside a strip on that side for a future San Tomas Aquino Parkway, on the line where San Tomas Expressway runs today. The 1951 Unit 6 map marks the land east of Los Padres Boulevard as Santa Clara Elementary School District property, and the 1959 Unit 14 map labels it Haman School.
Two engineering offices drew the series. Edgar C. Schott, who also signed the maps as Santa Clara's City Engineer, prepared Units 1 through 7 between 1949 and 1952; Mission Engineers, an office on Lafayette Street in Santa Clara, prepared Units 8 through 17 from 1953 on. Small later maps filled gaps, such as Minnerly Gardens, 10 lots on the north side of Anna Drive recorded in 1959, and the townhome courts at the edges came decades after the houses.
streets and homes
The streets and the houses
The street plan is a grid of short drives. East of Los Padres Boulevard, Sunset, Blossom and Sunlite drives run north from Homestead Road to Benton Street, and Alice and Block drives continue north of Benton past Laurel, Dianne and Denise drives to Harrison Street. West of Los Padres, Maryann, Elizabeth, Madeline, Carolyn, Janice, Barbara and Rosalie run north-south, crossed by Arlene, Kay, Susan and Anna drives, with Patricia and Karen drives near Homestead Road. Benton Street and Los Padres Boulevard are the through streets; Homestead Road and El Camino Real are the edges.
The houses are almost all one story. In city parcel data, about 575 of the roughly 598 single-family parcels inside these lines are one-story and only about 20 are two-story; about three in four are recorded with three bedrooms and about one in six with four. Recorded build years run from 1949 into the mid-1960s, with the biggest group in the early 1950s and a median of about 1953, and almost no lots show a build year of 2000 or later, so most houses are the original structures. The maps set lots about 50 to 60 feet wide and 105 to 115 feet deep, and the median lot today is about 6,400 square feet.
The edges are more mixed. City zoning puts duplex (R2) lots on Harrison Street, Block Drive, Anna Drive and Alice Drive, small apartment (R3) buildings on Karen and Patricia drives and parts of Anna and Maryann drives, and planned-development townhome courts on Monty Circle, Diane Marie Way, Ruth Cabral Way, De Varona Place and Visconti Place, with recorded build years from 1979 (Monty Circle) to 2003 (Visconti Place). El Camino Real and Scott Boulevard carry commercial and mixed-use frontage.

Buying or selling in Sunny Brae: what we check
Buying here
- Pull permits for additions, garage conversions and second units. Most houses date from 1949 to the early 1960s and few lots have been rebuilt, so the permit history tells you more than the build year.
- For houses of this age, check the foundation, the original electrical panel and wiring, older plumbing and the sewer lateral. Homes built before 1978 come with a federal lead-based paint disclosure.
- Check the lot's zoning with the city. Most lots are single-family (R1-6L), but duplex (R2), apartment (R3) and planned-development parcels sit on some of the same streets, and ADU and SB 9 options depend on the zone.
- FEMA's current map puts all but one of the single-family lots in shaded Zone X (the 0.2-percent-annual-chance area); one lot near El Camino Real is in Zone AO, a high-risk zone. Confirm the zone for the exact address on FEMA's map.
- Lots backing onto San Tomas Expressway, El Camino Real or Homestead Road hear more traffic; visit at commute hours. The El Camino Real frontage is inside the city's El Camino Real specific-plan area, so ask the city what is planned along the corridor.
Selling here
- Give the tract and unit (Sunny Brae unit and tract number from the title report) so buyers and appraisers can compare like lots on the recorded maps.
- Have permits ready for additions and converted garages so the recorded square footage matches the house.
- State the lot size and zoning; on duplex-zoned lots, buyers will ask what else can be built.
- Publish real walking times to Haman Elementary, Steve Carli Park and the El Camino Real and Homestead Road bus stops rather than straight-line distances.
