the story

How Cory & Bascom Gardens came to be

This corner of San Jose came into the city in two very different steps. The Newhall St blocks west of I-880 have been city land since the 2,091-acre 'College Park/Burbank Sunol' annexation of December 8, 1925, the same annexation that covers the neighborhoods east of the freeway. The Cory blocks between Winchester Blvd and I-880 joined in a cluster of annexations between February 1949 and 1952, according to the city's annexation records.

One of those annexations carries a builder's name. The city's records call the 124.6-acre annexation of December 11, 1949 'Kaiser Comm Homes No. 2'; it covers the Tulip Rd, Peachtree Ln, Cherrystone Dr, Heatherdale Ave, Sunny Vista Dr, Boxwood Dr and Meadowlark Ave blocks between Winchester Blvd and Bascom Ave north of Kenwood Ave, and the MLS still files part of this area as Kaiser Community Homes. 'Bascom No. 1' (February 1949) took in the Broadleaf Ln and Kenwood Ave side, and 'Bascom No. 4-A' (June 1950) the Woodland Ave and Tamarack Ave blocks along Hedding St.

The city's historic inventory lists a row of 1925 houses on O'Brien Ct in the Newhall St blocks (inventory entries, not landmarks). At the north end, De Altura Commons and its short terraces (Alta Mar Ter, Arabica Ter, Chiapas Ter, Sierra Madres Ter), plus Dahlia Loop, Arbol Way and Soleil Ct, fill the land between Campbell Ave and the Caltrain tracks, recorded as tracts of 12 to 100 lots (city tract layer). Newhall Park, a 1.63-acre city park on Newhall St, opened in 2012 according to the city's parks layer.

streets and homes

The streets and the houses

The Cory block is a grid of long streets between Winchester Blvd and I-880: Kenwood Ave, Woodland Ave, Cory Ave, Peachtree Ln, Tulip Rd, Cherrystone Dr, Sunny Vista Dr, Boxwood Dr and Heatherdale Ave, tied together by N. Redwood Ave, Monroe St, Walnut Grove Ave and Broadleaf Ln. The city's tract layer shows it was subdivided in big pieces, including tracts of 177, 157, 152, 116 and 110 lots, and the lots show it: on the county parcel map the median single-address lot is about 6,000 sq ft, with half between about 5,700 and 6,600 sq ft (approximate, from parcel shapes).

Listing records show these streets as nearly all single-family houses, with a few duplex-style properties. The city's zoning map puts the house blocks in R-1-8 (single-family); commercial and light-industrial designations cover parts of the edges by Hedding St, Bascom Ave and I-880.

West of I-880, Newhall St, Sherwood Ave, Morse St, Chapman St, Idaho St, Portola Ave and Campbell Ave form a smaller grid around The Alameda with a wider spread of lot sizes (median about 5,650 sq ft). The Santa Clara line runs just west of them: Park Ct, Alviso St, Chapman Ct, McKillop Ct, Hilmar St and El Camino Real are Santa Clara streets, and parts of Park Ave, Morse St, Sherwood Ave and Portola Ave are split between the cities (county road records).

School districts and getting around

School districts

Census district maps put nearly all of this guide in the San Jose Unified School District, kindergarten through high school, with Santa Clara Unified only on a few edge segments by Monroe St, Newhall St and Walnut Grove Ave. The county's public-school map shows no active campus inside the outline. San Jose Unified owns a school site on Broadleaf Ln, where the city's parks layer lists a joint-use playground; its current school use was not confirmed. The nearest San Jose Unified campuses on the county map are east of I-880: Merritt Trace Elementary (651 Dana Ave), Herbert Hoover Middle (1635 Park Ave) and Abraham Lincoln High (555 Dana Ave). Attendance boundaries change, so check the exact address with the district.

Buying or selling in Cory & Bascom Gardens: what we check

Buying here

  • Liquefaction: the whole outline is inside the state liquefaction zone on the California Geological Survey map (San Jose West quadrangle, released 2002). Read the natural hazard disclosure and ask whether a geotechnical report exists for any addition or rebuild.
  • Flood maps: the city's FEMA-based layer shows about 91% of the outline as Zone D (possible but undetermined hazard), about 6% as Zone AH around De Altura Commons, Dahlia Loop and nearby courts (base flood elevation 63 ft on the FEMA map), and thin Zone AO strips mapped at 1 foot along I-880 near Bascom Ave and Hedding St. Zone AH and AO are FEMA special flood hazard areas; check the current FEMA map and ask your lender and insurer.
  • City line: Winchester Blvd and Newhall St are the line with Santa Clara, and in the Newhall St blocks the line runs behind lots near Park Ave, Idaho St and Portola Ave. County road records give the Winchester Blvd frontage a Santa Clara postal community. Confirm the jurisdiction on the county parcel record.
  • Zoning: the Cory house blocks are R-1-8 on the city's zoning map. Ask the city about ADU and SB 9 options for a specific lot.
  • Rail and freeway edges: the Newhall St blocks sit between I-880 and the Caltrain tracks. Visit at different times of day and check train schedules if the lot backs onto either.
  • De Altura Commons and the courts around it: read the CC&Rs, reserve study and current dues.

Selling here

  • Lot sizes are consistent in the Cory blocks (about 5,700 to 6,600 sq ft for half the lots), so give the exact county figure and any added square footage with permits.
  • Have the hazard answers ready: liquefaction zone for every address here, Zone D for the majority, and Zone AH or AO for a few streets.
  • State the school district accurately (San Jose Unified on Census maps) and tell buyers to confirm with the district.
  • Give straight-line distances to the Santa Clara Caltrain station and Valley Fair; both are within about a mile of much of the area.
