the story
How Parker Ranch came to be
Before the houses, this corner of Saratoga was orchard and ranch land crossed by Prospect and Calabazas creeks, both drawn on the City's trail map. One survivor sits at the east edge: the Miller-Melone Ranch at 12795 Saratoga-Sunnyvale Road, a 1910-1911 Craftsman ranch house by Frank Delos Wolfe with a tank house, a windmill and the original prune orchard, listed on the National Register on April 1, 1993. The City's historic inventory also lists a house from about 1902 on Wardell Road.
The land nearer Saratoga-Sunnyvale Road subdivided first. City parcel data dates most houses on Carniel Avenue to the 1950s and 1960s; Via Roncole, Meadow Oak Road, Maureen Way and Greenmeadow Lane to the late 1960s; and Arroyo de Arguello, Wardell Road and Hillmoor Drive to about 1970 to 1972. The Oak Creek Lane and Julie Lane townhomes followed in 1979. Farther west, the Saratoga Country Club's golf course fills much of the land off Prospect Road.
Parker Ranch itself came last. Houses on Parker Ranch Road and Farr Ranch Road date mostly from the mid-1980s, and those on Star Ridge Court, Diamond Oaks Court, Picea Court and Continental Circle from the late 1980s and 1990s, all under the City's Hillside Residential (HR) zoning. Open slopes remain above the houses: the City's Parker Ranch Trail makes a 2.2-mile loop from Prospect Road through the hills, with a vista point and a 0.5-mile connection to the Fremont Older Open Space Preserve.
streets and homes
The streets and the houses
Parker Ranch Road leaves Prospect Road just west of Beauchamps Lane and climbs south; Farr Ranch Road, Vista Arroyo Court, Parker Ranch Court, Scenic Heights Way, Continental Circle, Star Ridge Court, Diamond Oaks Court and Picea Court branch off it, and Star Ridge Court reaches down to Comer Drive at the south edge. There are about 80 houses on these streets. Median lot sizes by street run from about 1 acre (Picea and Diamond Oaks courts) to about 1.6 to 1.8 acres (Star Ridge Court, Continental Circle, Scenic Heights Way), and the houses are mostly two-story custom homes from 1985 to the mid-1990s, typically about 4,000 to 5,000 sq ft in City data.
Off the bend where Prospect Road turns toward Fremont Older, Rolling Hills Road, Arrowhead Lane, Blue Hills Lane and Maria Lane are older hillside streets (1950s to 1970s) on lots of roughly 0.9 to 1.4 acres. Beauchamps Lane, Bowhill Court and Crayside Lane, also zoned HR, are late-1980s streets on smaller lots of roughly 20,000 to 38,000 sq ft beside the City's Beauchamps Park.
Below them, the Arguello streets are ranch-house country: Arroyo de Arguello, Wardell Road and Court, Pheasant Ridge Road, Ashley Way, Corte de Arguello, Carniel Avenue, Hillmoor Drive, Verde Moor Court, Kreisler Court, Greenmeadow Lane, Manor Drive, Maureen Way, Meadow Oak Road and Via Roncole, on lots of about 10,000 to 15,000 sq ft zoned R-1-10,000, R-1-12,500 or R-1-15,000. Most were built as single-story houses; second stories and rebuilds are now common. Oak Creek Lane and Julie Lane hold about 50 two-story townhomes from 1979, and offices and shops line the Saratoga-Sunnyvale Road frontage near Prospect Road.

Buying or selling in Parker Ranch: what we check
Buying here
- Confirm schools by exact address. District lines run through this neighborhood, splitting Arroyo de Arguello, Wardell Road and Carniel Avenue, so don't rely on a listing's school field; use each district's address lookup.
- Parker Ranch hillside lots are zoned HR: under the City's summary, floor area is capped at 8,000 sq ft and reduced for average slopes over 10 percent, lot coverage is limited to 25 percent of net site area or 15,000 sq ft, setbacks are 30 ft front, 20 ft side and 50 to 60 ft rear, and buildings must stay below nearby open ridgelines.
- Check hillside and creek hazards. City GIS maps ground-movement zones on much of the hillside and flags about 20 parcels in a fault zone; about 45 parcels near the creeks are in FEMA flood zone AE and about 160 have liquefaction potential. The City requires geotechnical clearance for new houses, additions and basements in hazard areas.
- Wildfire: the 2025 state maps show the homes here mostly outside High and Very High zones (City GIS: about 90 parcels Moderate, none High or Very High), but nearly half the parcels are inside the City's Wildland Urban Interface and the neighboring open space is mapped Very High, so WUI building rules and County Fire defensible-space inspections can apply.
- Ask about road maintenance, any HOA and sewer service (most parcels are in the Cupertino Sanitation District, but City data lists no district for some on Wardell Road), and check nearby proposals: the City lists Builder's Remedy applications at 12048 Parker Ranch Road and 12991 Pierce Road.
Selling here
- Print the district lookup for your exact parcel and show it with the listing; buyers here will ask which schools apply.
- For hillside homes, have permits, geotechnical and drainage reports, and defensible-space records ready.
- On the Arguello streets, document remodels and additions with permits; buyers compare a remodeled ranch house against what R-1-10,000 or R-1-12,500 would allow for a rebuild.
- For an Oak Creek or Julie Lane townhome, order the HOA document package early (budget, reserve study, insurance, minutes).
