the story
How Brookview came to be
Brookview filled in fast. The two Westbrook tracts north of Prospect Road were recorded in 1953, and Brookview Unit 1 followed in June 1955, approved by the county Board of Supervisors more than a year before Saratoga incorporated in October 1956. Its map shows 62 lots along Brook Glen Drive and three courts, a 40-foot strip dedicated to widen Prospect Road, and an 80-foot right of way for a proposed realignment of Saratoga Creek along the tract's east edge. The land is described as part of the older Titus and Langtry Tract.
Brookview Units 2 and 3 and the Mellowood tract were recorded in 1956 and Country Squire Estates in 1957, filling the space between Brookglen Drive and Titus Avenue. Assessor records put about 92 percent of the houses in the 1950s, the most uniform build era of our four north Saratoga guides. A few older houses predate the tracts, including a Craftsman bungalow on Walbrook Drive that the city designates a historic landmark and two Prospect Road houses with assessor build years of 1905 and 1908.
Someone liked brooks. Brookglen, Brookview, Fernbrook, Lynbrook, Greenbrook, Brookhaven, Brookridge, Brooknoll, Walbrook, Shadybrook and Sunnybrook are all here, along with Brook Lane, with Saratoga Creek running along the east side.

The streets and the houses
Brookglen Drive is the spine. It starts at Brockton Lane near Cox Avenue, runs north between the houses and the creek to Prospect Road, and continues into the Westbrook streets on the far side. Brookview Drive and Bellwood Drive cross from Titus Avenue to Brookglen; Woodside and Palmtag Drives run north-south between them, Mellowood Drive loops north of Brookview Drive toward Prospect, and Country Squire Lane, Way and Court fill the corner at Titus Avenue and Prospect. Fernbrook, Lynbrook and Greenbrook Courts back onto the creek.
This is single-story territory: about 96 percent of houses are one story in the assessor data, and the median assessor-recorded building area is about 2,100 sq ft, the smallest of the four north Saratoga guides. Lots are a little under a quarter acre at the median (about 10,100 sq ft), zoned R-1-10,000, with larger R-1-15,000 lots on part of Westbrook. About 22 parcels carry a build year of 2000 or later, so new two-story houses stand out on these blocks.
South of Bellwood Drive the outline narrows to the strip between Brookglen Drive and the creek, which holds a private tennis club reached from Cox Avenue (the city's Brookglen Park page mentions its access drive). The creek corridor is why some east-side lots carry flood and liquefaction flags.

Buying or selling in Brookview: what we check
Buying here
- Check the school districts for the exact address. The Moreland / Cupertino Union line runs through the middle, and parts of Woodside, Palmtag and Brookglen Drives are split.
- On the creek side (Brookglen Drive, Fernbrook, Lynbrook and Greenbrook Courts, Walbrook and Sunnybrook), check the flood zone: the city's parcel data puts about 22 parcels in FEMA zone A and about 38 in liquefaction zones. Ask about flood insurance and read the natural hazard disclosure.
- These are 1950s houses. Have the inspector look at the electrical panel and wiring, foundation, original plumbing and the sewer lateral (West Valley Sanitation District), and expect the federal lead-paint disclosure.
- If you are planning a second story, look at the street first: nearly every neighbor is single-story, so ask the city's planning desk early about design review for the lot's zoning.
- For the Westbrook streets north of Prospect, confirm on the parcel record that the address is in the City of Saratoga; the blocks around them are San José.
Selling here
- List the school districts for the specific address and tell buyers to verify; the split is the first question here.
- Name the tract and year (for example, Brookview Unit 2, 1956) and describe updates clearly; most competing listings are original 1950s single-story houses.
- If the lot backs onto Saratoga Creek, have the flood-zone status and any elevation information ready.
- Give walking distances to McAuliffe, Prospect High, Brookglen Park and the Prospect and Lawrence shops.
