How Silver Creek Valley came to be
Most of this land joined San Jose in a single step. The city's annexation records show the 'Evergreen No. 161' annexation of September 13, 1983 covering about three-fifths of the outline, with smaller pieces added between 1964 and 2003. Five years later, in April 1988, a City of San Jose notice of preparation for an environmental impact report described the 'Silver Creek Valley Country Club' project near Silver Creek Rd and San Felipe Rd: rezoning about 1,525 acres to allow up to 1,550 single-family detached and attached homes, an 18-hole golf course and country club, and up to 50,000 sq ft of commercial and 15,000 sq ft of office space.
Before the tracts, this was ranch land. A 1922 county history says the Evergreen district took its name from the oaks that covered the Yerba Buena Rancho grant, to which Antonio Chaboya received U.S. title in 1858. One trace of the farm years survives in the city's historic inventory: a barn on Silver Creek Rd with an estimated date before 1880 (private, no public access).
Silver Oak Elementary opened on Farnsworth Dr in August 1994 (state school records), and the city's tract-map layer now shows about 2,800 recorded lots inside the outline. The private club sits at the center, the slopes around it hold the tract streets, and much of the creek and ridge land is parks and open space: about 54 acres of Silver Creek Linear Park, about 44 acres of undeveloped Canyon Creek Park land and long stretches of open space set aside in the planned-development zoning.

The streets and the houses
Silver Creek Valley Rd is the spine: it runs south from near Yerba Buena Rd through the valley and over the hills toward Hellyer Ave. Hassler Pkwy branches west from it toward US 101, and Country Club Pkwy branches east into the club community. Silver Creek Rd crosses Yerba Buena Rd and runs south-east across the north side. North of Hassler Pkwy, tract streets such as Bentley Ridge Dr, Hillstone Dr, Shadow Ridge Way and the Canyon streets (Larkspur Canyon Dr, Laurel Canyon Dr, Beaumont Canyon Dr) fill the slopes below Yerba Buena Rd. Farnsworth Dr, where Silver Oak Elementary sits, runs east to San Felipe Rd.
Around the golf course the streets include Morningside Dr, Killarney Cir, Gleneagles Cir, Birkdale Way and Foligno Way; Trowbridge Way, Capilano Dr and Vicenza Way sit closer to San Felipe Rd, and Arezzo Dr, Marseilles Ct, La Seyne Pl and Algonquin Way are on the south side. Homes range from detached hillside houses to townhouse-style and condominium homes (listing records). Public maps show gates at many subdivision entrances, including streets off Farnsworth Dr, Hassler Pkwy and Silver Creek Rd and inside the club community; a street behind a gate is private, and gate access is set by each HOA.
Zoning is almost all planned development: about two-thirds of the outline is A(PD) on the city zoning map, and much of that is reserved as open space, so the tract edges stop where the hillside begins. Nearly every home here is City of San Jose. The unincorporated Santa Clara County land is hill land: the far south-east hills past the city edge off San Felipe Rd (including M Rd), a strip by the Hellyer Ave interchange (short pieces of Hellyer Ave and Dove Rd) and parts of the US 101 right-of-way. County planning and permits apply there; it holds only a few rural parcels.

Silver Oak Elementary (5000 Farnsworth Dr; opened in 1994, K-6 on state records) is inside the outline. North of Yerba Buena Rd, in the Cadwallader & Dove Hill area, are James F. Smith Elementary (2220 Woodbury Ln) and Silver Creek High (3434 Silver Creek Rd). Attendance boundaries change, so check the exact address with each district before you rely on a school assignment.

Getting around
- US 101 runs along the west edge, with interchanges at Yerba Buena Rd and at Hellyer Ave (about 2 miles straight-line from the club area).
- Capitol Expy meets US 101 about 0.7 mile straight-line north of the Yerba Buena Rd interchange and runs north to I-680.
- VTA's Eastridge Transit Center is about 4 miles straight-line north-west. VTA's Eastridge to BART Regional Connector, a 2.4-mile light rail extension from Alum Rock station to Eastridge along Capitol Expy, is expected to be complete in early 2028 (VTA project page).
- Santa Teresa light rail station and Blossom Hill Caltrain are about 2.5 miles straight-line south-west of the club area, across US 101.
- Downtown San Jose is about 7.5 miles straight-line north-west.

Buying or selling in Silver Creek Valley: what we check
Buying here
- HOAs and gates: ask for the HOA documents, budget and reserve study, rules on gate access, rentals and exterior changes, and check current dues. Club membership is separate from the HOA, so ask the club about it directly.
- Hillside hazards: about 37% of the outline is in a state earthquake-induced landslide zone and about 79% is in the city's Wildland-Urban Interface; CAL FIRE's 2025 map puts parts of the hillside streets in Moderate and High fire hazard severity zones. Read the natural hazard disclosure for the exact address and ask about defensible-space and ember-resistant vent rules.
- About 23% of the outline lies outside the city's Urban Growth Boundary. The view slopes beyond the tract edges are open space under the planned-development zoning, so don't count on building into them.
- Special districts: the city's parks layer lists some open-space and trail parcels here under city maintenance districts. Check the property tax bill for special assessments before you write an offer.
- Flood: most of the outline is FEMA Zone D (flood hazard not studied), with small Zone A and AE strips along Silver Creek near Yerba Buena Rd. Check the FEMA map for the address; a few rural hill parcels are unincorporated county land with county permits and possibly wells or septic.
