the story

How Cheyenne & Hollenbeck came to be

This corner of Sunnyvale filled in over seven decades, and the County's map books show where it started. Tract No. 375, Fremont Terrace, was recorded in December 1946 along Selo Drive and Fremont Avenue. Geo. S. Nolte surveyed the three Fremont Estates tracts next door in 1950: Tract No. 698 (Los Arboles Avenue, recorded February 1950), Unit No. 2, Tract No. 755 (La Bella Avenue, June 1950), and Unit No. 3, Tract No. 798 (Cordilleras Avenue, September 1950). The City's parcel records put the houses on those four streets at a median year built of 1949 to 1950, on lots of about 9,500 square feet at the median, against about 6,300 for all of the roughly 21,000 Sunnyvale houses in the same layer.

The middle and south of the area came a decade later. The City's parcel layer lists a run of tracts with median build years from 1959 to 1966 (Tracts 2501, 3046, 3168, 3789, 3820 and 3821), which together hold about 325 houses on R-1 lots along Prince Edward Way, Revelstoke Way, Ormsby Drive, Pointe Claire Drive, Cheyenne Drive, Endicott Drive, Saskatchewan Drive and Valcartier Drive. Many of the street names are borrowed from Canadian provinces and towns (Yukon, Saskatchewan, Alberta, Quebec, Owen Sound, Revelstoke) and from places in the western United States (Cheyenne, Fort Laramie, Crater Lake, Cape Blanco, Boise). The online county index stops in the mid-1950s, so the recorded names of these later tracts are not confirmed here.

From 1968 on, the remaining parcels were built as planned developments. About 280 houses here carry the City's PD (planned development) combining district on R-2 zoning, in tracts recorded from the late 1960s (around Yukon Drive and the terrace courts off Cascade Drive) through the 1990s (Belfry Way) and the 2000s and 2010s (Alberta Avenue, Cottage Grove Court, Quebec Court, Kirkland Drive and Panache Terrace). That is why a 1950 ranch house, a 1962 tract house and a 2007 two-story home on a 4,000-square-foot lot can all sit within a few blocks of each other.

streets and homes

The streets and the houses

Two street patterns meet here. North of Cascade Drive, the 1950 tracts are straight north-south avenues (Selo, Los Arboles, La Bella, Cordilleras) running off Fremont Avenue. South and west of them, the 1959-1966 tracts use longer loops and short courts: Ormsby Drive and Pointe Claire Drive near Hollenbeck, Prince Edward Way and Revelstoke Way in the middle, and Endicott, Saskatchewan and Valcartier drives toward Sunnyvale-Saratoga Road. Cheyenne Drive and Alberta Avenue are the two east-west streets that cross the whole area.

The City's parcel records describe the R-1 streets as mostly single-story houses: of about 470 houses outside the PD blocks, about 70 have a second story. The median house there is about 1,900 square feet on about 8,500 square feet of land, and four bedrooms is the most common count in the records. Expect original ranch plans with attached garages, plenty of rear and side additions, and some full rebuilds. The parcel layer flags no Eichlers in this area.

The PD blocks read differently: detached homes, mostly two-story (about 200 of 280), on lots of about 4,000 square feet, built from 1968 to 2015 with a median year of 1990. Yukon Drive and the Castlerock, Cashmere and Cape Blanco courts and terraces are the older PD streets; Alberta Avenue east of Tenaka Place, Cottage Grove Court, Quebec Court, Kirkland Drive and Panache Terrace are the newer ones. Planned developments can include shared driveways or common areas, so read the recorded documents for any address you are considering.

Buying or selling in Cheyenne & Hollenbeck: what we check

Buying here

  • Know which kind of block you are on. The City's parcel layer shows R-1 lots of about 8,500 square feet at the median on the 1950s and 1960s streets, and R-2 planned-development lots of about 4,000 square feet on the newer streets. Zoning, setbacks and what you can add differ between the two.
  • In the PD blocks, ask for the recorded tract documents and any HOA or maintenance agreements for shared driveways, walls or landscaping, and check current dues if there are any.
  • For the 1946-1966 houses, check the electrical panel, sewer lateral, roof and the permit history of any additions. Homes built before 1978 come with a federal lead-based paint disclosure.
  • Thinking about a second story, an ADU or an SB 9 split on an R-1 lot? The parcel layer shows no single-story (S) combining district here, but ask the City's Planning Division what review a second story or an ADU needs at your address.
  • Confirm the school districts and the city by exact address. The Cupertino city line runs along the south edge, and permits, utilities and city services change across it.

Selling here

  • State the lot size from the County record. The large 1950 Fremont Estates and Fremont Terrace lots (about 9,500 square feet at the median) are a real difference from the 4,000-square-foot PD lots a few blocks away.
  • Gather permits and finals for additions, garage conversions and remodels; buyers on the older streets ask about them.
  • For a PD home, have the recorded documents and any shared-maintenance or HOA paperwork ready before you list.
  • Name the tract in the listing when it is documented (Fremont Terrace, Fremont Estates); it helps buyers place the house among the 1950, 1960s and newer blocks.

faq

Cheyenne & Hollenbeck questions, answered

Is Cheyenne & Hollenbeck an official Sunnyvale neighborhood?

No. It is our name for the blocks between Hollenbeck Avenue and Sunnyvale-Saratoga Road from Fremont Avenue to the Cupertino line. No City-registered neighborhood association covers them, and the recorded tract names we could confirm (Fremont Terrace and Fremont Estates) cover only the north end. The City's planning records place it in the Serra planning area.

Which school districts serve these homes?

The state district map shows Cupertino Union School District for K-8 and Fremont Union High School District for high school. Nimitz Elementary is on Cheyenne Drive and Fremont High School is across Fremont Avenue. Attendance boundaries change, so check the exact address with each district.

How big are the lots?

It depends on the block. The City's parcel records show a median of about 7,900 square feet overall: about 8,500 square feet on the R-1 streets, about 9,500 on the 1950 tracts near Fremont Avenue, and about 4,000 in the planned-development blocks.

When were the houses built?

The first tract was recorded in 1946 and the Fremont Estates tracts in 1950. The largest group, about 320 houses, dates from 1959 to 1966, and planned-development homes were added from 1968 to 2015. The median year built is 1965, and about 16% of the houses were built in 2000 or later.

Are there Eichlers here?

The City's parcel layer flags none in this area. The nearest Eichler neighborhoods are Fairbrae, north of Fremont Avenue, and the small Fairwood enclave east of Sunnyvale-Saratoga Road.

How far is Caltrain?

The downtown Sunnyvale station is about 2.2 miles north of the middle of the area in a straight line. VTA Route 55 on Sunnyvale-Saratoga Road runs north toward downtown.
