the story
How San Benito & Mariposa came to be
The first lots here were mapped in 1888. Samuel Nott's subdivision of his 20-acre tract, surveyed in April 1888 by N. E. Beckwith and recorded that July (Book D of Maps p. 9), laid out Montgomery, Tait, Wilder, Andrews and Thurston streets beside San Tomas Aquino Road, the old name for this stretch of North Santa Cruz Avenue, with the town boundary of the day along its west side. Montgomery, Andrews and Thurston streets still carry those names. Below the highway, the Almendra Avenue lots come from the 1892 Massol Subdivision; the Town's historic-districts page notes that Fenilen Massol was mayor from 1894 to 1897.
The Brunskull Subdivision, approved by the Town trustees in May 1905, filled in lots between the Nott tract and Saratoga Road, and its map draws an interurban railroad running beside Saratoga Road. In 1912 C. H. Caldwell subdivided a tract on Ashler Avenue; the Town Clerk's note on that map records that the Board of Trustees declined to accept its streets. More small maps followed: the Tobey Subdivision (1926) on Olive Street, the Ball Tract (1930) on San Mateo Avenue and Mariposa Court (1946) on Mariposa Avenue, all in the Town's recorded-map layer.
After the war the last open pieces filled in. Tract 2424 (1959) and Sereno Knolls (1973) put two-story houses on Griffith Place and Fancher Court, and a 1976 map added lots on Rose Avenue at the Monte Sereno line. County records now show 264 houses with a median build year of 1947. At the north tip, the Town lists the old stone walls at 15861 and 15891 Winchester Boulevard and 17595 Bruce Avenue as historic sites.

The streets and the houses
San Benito Avenue runs the length of the area, parallel to North Santa Cruz Avenue, from Los Gatos-Saratoga Road to Mariposa Avenue. County records give its 50 houses a median build year of 1924, most of them one story, on lots of about 7,200 square feet. Monterey Avenue and Montgomery Street near the highway are similar, and the cross streets, Andrews and Thurston streets, Olive Street, Ashler Avenue and San Mateo Avenue, are short blocks running east to North Santa Cruz Avenue.
Olive Street is the small-lot street: the 1926 Tobey Subdivision lots are about 3,700 square feet at the median, with one-story houses of about 1,300 square feet. Ashler Avenue's median build year is about 1925, San Mateo Avenue's houses are mostly from the 1930s to the 1950s, and Mariposa Avenue, at the north end, has about 33 houses, most of them one-story houses from the 1940s, on lots of about 9,250 square feet. Griffith Place and Fancher Court, west of San Benito Avenue, are short streets of 1960s and 1970s houses, most of them two stories, on 8,000-square-foot lots.
About 28 percent of the houses have two or more stories and the median living area is about 1,960 square feet, so the mix runs from original one-story cottages to full rebuilds. Zoning is mostly the Town's R-1D downtown single-family zone and R-1:8, with a dozen lots under the Landmark-Historic Preservation (LHP) overlay. North Santa Cruz Avenue and Los Gatos-Saratoga Road carry neighborhood-commercial and office lots, and a handful of duplexes and small apartment buildings sit on San Benito and Monterey avenues and Montgomery Street.

Buying or selling in San Benito & Mariposa: what we check
Buying here
- Check the zoning and any overlay before you plan a remodel. Most lots are R-1D, which the Town describes as a zone for the late-1800s and early-1900s neighborhoods next to downtown, meant to preserve and rehabilitate historically valuable buildings, and about a dozen carry the LHP historic overlay. Ask the Planning Division what review applies to your plans.
- Older houses: about 42 percent were built before 1940. Check the foundation, seismic bracing, sewer lateral and electrical panel, and expect the federal lead-paint disclosure on houses built before 1978.
- Town parcel data puts 29 house lots, including some on Almendra and Mariposa avenues, inside the Berrocal fault zone, a county-mapped fault rupture hazard zone. Ask whether a geologic report would be required for an addition or rebuild.
- The west edge is the Monte Sereno city line, and houses on Rose Avenue, Creffield Heights and Bruce Avenue sit close to it. Confirm the city on the tax bill and which city issues permits.
- Lots on North Santa Cruz Avenue and Los Gatos-Saratoga Road sit next to commercial and office lots and carry through traffic. Visit at commute hours and on a weekend.
Selling here
- Have the zoning, any LHP overlay and the permit history for past additions ready; buyers planning a remodel will ask what the Town allows.
- For an early-1900s house, gather what you know about its age and its recorded map (Nott 1888, Brunskull 1905, Caldwell 1912, Tobey 1926, Ball Tract 1930 or Mariposa Court 1946) along with foundation and retrofit work.
- Order the natural hazard disclosure early, since some lots are in the Berrocal fault zone.
- Lead with facts buyers can check: the walk to downtown and Oak Meadow Park, the Route 27 stops on North Santa Cruz Avenue and the lot size.
