the story
How Scenic Boulevard & Blackberry Farm came to be
This is the wedge of west Cupertino between Foothill Boulevard and Stevens Creek, the creek, from Stevens Creek Boulevard south to McClellan Road. The City of Cupertino's GIS puts it in the Monta Vista North planning area, which also takes in the Linda Vista & Deep Cliff guide to the south, while the city's own Monta Vista neighborhood map stops at the creek. The east side is a chain of city land along the creek: Stocklmeir Ranch and the Blackberry Farm golf course by Stevens Creek Boulevard, Blackberry Farm Park in the middle and McClellan Ranch Preserve by McClellan Road. The name pairs that park with Scenic Boulevard, the longest residential street, which runs from Stevens Creek Boulevard down toward the creek.
The houses went up over a long stretch. City parcel data puts about 25 houses before 1950, the earliest dated to the 1920s, on Palm Avenue, Santa Paula Avenue, San Leandro Avenue, Mira Vista Avenue, McClellan Road and Foothill Boulevard. Tract 1113 (no name in the county index) covers Mira Vista Road, Palo Vista Road and part of Scenic Boulevard, with houses dated 1954. Most of the rest came in the 1970s: Tract 5362 on McClellan Road (about 1974), Montebello West (Tract 5550) on Cass Place, Janice Avenue, Ramona Court and Rancho Ventura Street (about 1975), and The Sycamores (Tract 5873) on Scenic Circle and Scenic Court and The Meadows of Cupertino (Tract 5915) on Dean, Stocklmeir and Adelheid courts and part of Scenic Boulevard (both about 1977). About 173 lots are not on a numbered tract in the city's data.
The area joined Cupertino piece by piece: the city's annexation layer lists about 30 separate annexations here between 1960 and 2004. The Dean, Stocklmeir and Adelheid courts came in with the Stevens Creek 1 annexation in April 1960 and the Scenic Circle and Scenic Court land with Stevens Creek 11 in August 1961, followed by many small annexations through the 1960s and 1970s. The largest single step came last: the Monta Vista West 80-34 island annexation, final in November 1980, brought in 179 lots on Mira Vista Road, Scenic Boulevard, Palo Vista Road, Palm Avenue, Carmen Road, San Leandro Avenue, Santa Paula Avenue and Mira Vista Avenue. Every lot in this guide is inside the city limit today.
streets and homes
The streets and the houses
The north half is a set of short streets off Stevens Creek Boulevard and Foothill Boulevard: Carmen Road and Scenic Boulevard run south from the boulevard, Janice Avenue and Bellevue Avenue run east-west, and Cass Place, Ramona Court, Quinterno Court and Rancho Ventura Street branch off. Mira Vista Road and Palo Vista Road run north-south down the middle. Near the creek, Dean, Stocklmeir and Adelheid courts sit beside Stocklmeir Ranch, and Scenic Boulevard ends at Scenic Circle and Scenic Court next to Blackberry Farm. The south end, which the city's neighborhood layer calls Las Palmas, is a grid of Palm Avenue and Santa Paula Avenue running east from Foothill Boulevard and San Leandro Avenue running down to McClellan Road.
Lots vary more than in a single-tract neighborhood. The median is about 9,500 sq ft, but the middle 80 percent runs from about 3,900 to 13,100 sq ft: most of the area is zoned R1-10 or R1-7.5, while The Meadows of Cupertino courts are zoned R1C and 20 lots on McClellan Road in Tract 5362 are small lots (median about 1,900 sq ft) zoned R1C-2.5. The city's HOA layer lists The Meadows of Cupertino and Park Villas Ridgecrest (the McClellan Road group) as homeowners association areas. About 52 houses, 14 percent, were built in 2000 or later, with the most on Scenic Boulevard and San Leandro Avenue. The city's parcel layer shows no single-story overlay, Eichler or historic flags here and has no house size or story counts.
The land rises from the creek toward Foothill Boulevard, and the hazard maps reflect it. CAL FIRE's 2025 Fire Hazard Severity Zone maps show a zone touching 68 lots: 17 in a High zone (8 on Foothill Boulevard, 4 on McClellan Road, 3 on Santa Paula Avenue and 2 on San Leandro Avenue) and 51 in a Moderate zone, all in the southwest corner near Foothill Boulevard and McClellan Road. FEMA's flood map shows no lot here with its center in a special flood hazard area. The city's own geologic hazard layer, which is drawn differently from the state zone maps in the spec sheet, lists slope instability for about 116 lots (many on Scenic Boulevard, McClellan Road, Carmen Road and Dean Court) and a liquefaction-inundation area for about 42, mostly on Scenic Circle and Scenic Court by the creek.

nerd notes
Buying or selling in Scenic Boulevard & Blackberry Farm: what we check
Buying here
- Fire: CAL FIRE's 2025 maps show a Fire Hazard Severity Zone touching 68 lots in the southwest corner (17 High, 51 Moderate). Read the natural hazard disclosure and ask what the zone means for defensible space and building rules on that lot.
- The city's parcel data lists slope instability for many lots on Scenic Boulevard, McClellan Road, Carmen Road and Dean Court. Ask whether a geotechnical report exists before planning an addition, pool or rebuild.
- Much of the area joined the city lot by lot, and 179 lots only in November 1980. Older permits may be on file with Santa Clara County, so ask for both county and city records.
- The small lots on McClellan Road (Park Villas Ridgecrest) and The Meadows of Cupertino courts are listed as HOA areas in the city's layer. Read the CC&Rs and check current dues and reserves.
- About 97 houses were built before 1960, a few in the 1920s and 1930s. Ask for permit history and budget for checks of the sewer lateral, electrical panel and foundation.
Selling here
- Name the tract or the street group. Montebello West, The Sycamores, The Meadows of Cupertino or an older lot on Palm or Santa Paula avenue each tells buyers something different about the lot and the house.
- State the lot size from county records; lots here range from under 2,000 sq ft to more than 13,000 sq ft, so the number matters.
- Show real walking distances to Blackberry Farm, McClellan Ranch, Stocklmeir Ranch and the McClellan Road schools.
- If the lot is in a CAL FIRE zone or a mapped slope-instability area, have the disclosure, any defensible-space work and any geotechnical report ready before listing.
