the story
How Hillside came to be
Daly City began at the top of the hill on Mission St, where John Daly ran his dairy. The city's history page dates the growth around it to the 1906 earthquake and fire, and says Daly subdivided his land in 1907 and streets were quickly laid out; the city incorporated in 1911. Hillside is the planning area the city draws east of Mission St, running from Brunswick St down the mountain's slope toward the Town of Colma. It filled in a tract at a time, and the city's address records still file its blocks under more than a dozen subdivision and development names, among them Abbey Homestead, Union Park, Castle Tract, Hillside Manor, Gambetta Park, Blossom Valley, Callan Heights, Teresa Terrace, Chester Manor, Sylvan Park and Edgewood Terrace.
The result is a neighborhood of many decades on one hillside. Census estimates for 2020-2024 put the median year built at 1973 for the tract around Price St, Wyandotte Ave and Lausanne Ave, where about two-thirds of the homes are single-family houses attached to a neighbor, and at 1988 for the tract around Sylvan St, Villa St and A St near the Colma line, which includes large apartment buildings. Later townhouse and condo groups fill in between: Cobblestone Square off 3rd Ave and Valley St, the Garden Valley courts, Grand View Village on Melissa Cir, and the Wellington buildings on Chelsea Ct.
At the south end, on the slope east of Hillside Blvd, The Franciscan is a manufactured-home community. The city's address records list about 500 addresses under Franciscan Park, the city zones it Mobile Home Residential, and its lanes carry nautical names such as Lighthouse Ln, Harbor Dr, Shoal Dr, Seashore Dr and Yacht Ln. Above it all rises San Bruno Mountain State & County Park, 2,416 acres with a 1,314-ft summit by the county's count, where a habitat conservation plan dating to 1982 sends any work that would disturb protected butterfly habitat through a county review.
streets and homes
The streets and the houses
Hillside Blvd is the spine. It leaves Mission St at the top of the hill near John Daly Blvd and runs south along the slope into Colma, with Abbot Ave and Lausanne Ave running roughly parallel uphill and Mission St below. Short cross streets climb between them: E Moltke St, E Cavour St, Garibaldi St, Bismark St, Gambetta St, Thiers St, Wyandotte Ave, Price St and E Market St, which becomes Guadalupe Canyon Pkwy for the drive over the mountain. Toward the Colma line the blocks change again, around 1st, 2nd and 3rd avenues, A St, Sylvan St, Villa St, Linden St and Lisbon St.
The city's parcel map shows how mixed the zoning is. About 1,690 parcels are zoned R1 single-family, with a median lot of about 2,500 sq ft (middle half roughly 2,480 to 3,000 sq ft, by our measurement). About 345 parcels are R3 multifamily, clustered on Sylvan St, Villa St, A St and parts of Lausanne Ave and Hillside Blvd. R2 and R2A (duplex or single-family) parcels line parts of Hillside Blvd, Abbot Ave, Wyandotte Ave, Gambetta St, Eastlake Ave and Bismark St, and planned-development zones cover the newer townhouse groups. The Mission St frontage is zoned commercial mixed use, and the condos by the Colma BART station sit in the city's BART Residential Medium zone.
On the R1 blocks, houses stand detached or attached side by side on narrow lots. The upper streets, such as Lausanne Ave and Edgewood Terrace's E Vista Ave and its Muirwood, Tallwood, Garwood and Cottonwood drives, sit higher on the mountain's slope. With lots this small, any added space has to fit tight setbacks, so read the permit history before you count square footage.

School districts and getting around
School districts
Census school-district lines put every Hillside address in the Jefferson Elementary School District (K-8) and the Jefferson Union High School District. Public schools inside the area include Susan B. Anthony Elementary (575 Abbot Ave), John F. Kennedy Elementary (785 Price St) and Thomas R. Pollicita Middle (550 East Market St), all Jefferson Elementary schools, plus Thornton High, the high school district's continuation school at 115 First Ave. Jefferson High is just across Mission St at 6996 Mission St. Attendance boundaries change, so check the exact address with the district.

Buying or selling in Hillside: what we check
Buying here
- Know the zone before you plan. R1, R2, R2A and R3 parcels sit within a few blocks of each other here, and what you can add (an ADU, a second unit, an SB 9 lot split) depends on the zone and the lot. Pull the city zoning map and ask the planning counter.
- The south end is a jurisdiction puzzle: the Town of Colma and unincorporated county land near the Colma BART station start at the city line, and Census maps put short pieces of the Hillside Blvd right-of-way outside the city. Confirm the parcel's jurisdiction in county records.
- Hazards are mapped, so check the parcel. CAL FIRE's 2025 map puts the mountain edge, including nearly all of The Franciscan's lanes plus Marshall Way, Royce Way, Blossom Ct and parts of Price St and Atlanta St, in a Moderate fire hazard severity zone. The state's seismic hazard maps show liquefaction zones on some low blocks, including parts of 1st and 2nd avenues, E Market St, Blossom Ct, Orange Ct and Valley St, and work in a mapped zone can require a geotechnical report.
- Buying in The Franciscan is a different transaction from buying a house: ask whether the sale covers a home on a rented space or includes land, read the park rules, check current space rent and fees, see whether the home is titled through the state housing department (HCD) or as real property, and line up a lender that makes manufactured-home loans.
- Condos and townhomes (Cobblestone Square, Garden Valley, Grand View Village, the Wellington buildings, the BART-area condos) each have their own association: read the CC&Rs, budget and reserve study, and check current dues.
- On older houses with small lots, check the foundation, electrical, sewer lateral and the permit history of any garage conversion or in-law space.
Selling here
- Lead with the lot and the zone. Buyers compare R1 houses with R2 and R3 lots that can hold more than one unit, so put the parcel size and zoning on the flyer.
- Pull comparable sales by street, not by label. Listing records file Hillside sales under several area names (Hillside, Callan Heights, Blossom Valley, Abbey Homestead, Edgewood Terrace, Hillside Manor, Union Park, and Salada Beach for The Franciscan).
- Order the natural hazard disclosure early; with Moderate fire zone and liquefaction mapping on some blocks, buyers will ask.
- For a home in The Franciscan, have the title or registration papers, the park's buyer-approval steps and current park rules ready before the first showing; for condos and townhomes, order the association's resale documents early.

faq
Hillside questions, answered
Where does Hillside end and Colma begin?
At the city line. Hillside's south edge follows the Daly City limit; beyond it are the Town of Colma, including Cypress Lawn's grounds west of The Franciscan and the blocks at Hillside Blvd's south end, and unincorporated county land around the Colma BART station. Census maps also leave short pieces of Hillside Blvd's right-of-way outside the city. Our map outline stops at the city line, so check any edge address in county records.
Is The Franciscan in Daly City?
Yes. Its lanes sit inside the Census line for Daly City and carry Daly City 94014 addresses, and the city zones the park Mobile Home Residential. Listing records usually file sales there under the area name Salada Beach. One Yacht Ln address point falls just outside the Census line, so check the parcel at the park's edge.
Which school districts serve Hillside?
Census lines put the whole area in the Jefferson Elementary School District and the Jefferson Union High School District. Susan B. Anthony and John F. Kennedy elementary schools and Thomas R. Pollicita Middle are inside the neighborhood. Boundaries change, so check the exact address with the district.
Is Hillside in a flood zone?
FEMA's flood map shows no Special Flood Hazard Area at Hillside addresses. Separately, the state's seismic hazard maps show liquefaction zones on some low blocks and a Moderate fire hazard zone along the mountain edge, so check the parcel.
How far is BART?
About 0.7 mile straight-line from the middle of Hillside to Colma BART, and about 1.1 miles to Daly City BART.
