how we sell

The Property Nerd selling plan

Every listing runs the same playbook, tuned to your home, your neighborhood and the market that week.

Price from the data

We study recent sales, pending deals and active competition in your micro-neighborhood and style of home, then set a price that creates competition instead of chasing the market down. See how far over or under asking homes are selling in the Offer Lab.

Prep that pays

We spend your prep budget where buyers notice it: paint, light, landscaping and staging. With Compass Concierge, eligible prep can start with nothing due upfront. Plan it in the Prep Lab.

Launch in phases

You choose the path: a Compass Private Exclusive to test price quietly, a public Coming Soon to build demand, then full MLS exposure. Map the dates in the Launch Lab.

Market like NextGenAgents™

Professional photography, drone and video, Matterport 3D tours, a custom property website, and paid placement on search, real estate portals and social media, aimed at the buyers most likely to pay for your home.

Negotiate with leverage

We run showings, disclosures and offers, compare terms side by side, and negotiate price, contingencies and timing in your favor.

Close, then keep helping

We coordinate inspections, appraisal and escrow through closing, and we're here for what comes next, whether that's buying your next home or leasing the one you keep.

myths vs. facts

Six selling myths, busted by the nerds

myth

Online estimates show exactly what a home is worth.

fact

Automated estimates can't fully account for condition, remodeling, lot quality, architecture or micro-location. A detailed market analysis gives a far more accurate picture.

myth

Every improvement adds value dollar for dollar.

fact

Some improvements return more than they cost; others cost more than buyers will pay. We help you prioritize the updates that matter in your market.

myth

The highest offer is always the best offer.

fact

Price is one part of an offer. Financing, contingencies, appraisal risk, deposit, timeline and the buyer's ability to close can matter just as much.

myth

Price per square foot sets a home's value.

fact

It's one data point. Lot size, condition, floor plan, location, schools, architecture and comparable sales all move value.

myth

Overpricing leaves room to negotiate.

fact

An unrealistic price can kill interest during the most important first days on market. The strongest strategy creates urgency without leaving money behind.

myth

Selling off-market is easier and gets the same result.

fact

Off-market can offer privacy or convenience, but limited exposure can reduce competition. Know the trade-offs before you choose.

your plan, your numbers

In a listing consultation we walk your home, show you the comps we'd use, and lay out prep, pricing and timing. Commissions are negotiable, and we offer bundled services, so ask us what's included. No pressure and no obligation.

seller toolkit

Run your numbers before you list

Estimate what you'd walk away with, then explore the programs Silicon Valley sellers use most. Every figure here is a starting point we'll refine with you.

Commissions are negotiable and set in your listing agreement, and we offer bundled services, so ask us what's included. Compass Concierge can front eligible prep costs until closing. Other cities: ask us or your escrow officer for the current city rate.

estimated net proceeds

Estimate only, assuming the seller pays transfer taxes (that is negotiable). County documentary transfer tax is $1.10 per $1,000. San Jose adds $3.30 per $1,000 and Measure E above $2.3 million (0.75%, then 1% from $5 million and 1.5% from $10 million, as originally adopted). Confirm every figure with escrow.

What sellers say after closing

At the end of every sale we ask clients to rate the experience, so we know where to improve. A few of their answers:

Eric & Janelle had more of everything: exposure, area market share, current sales, references, performance ratings and reviews. They sold our property for top dollar with a quick close.
Gary M., seller
The Boyenga Team did an outstanding job helping us understand the local market and what needed to be done to optimize our success in selling our property.
Sanjay S., seller
As a longtime Bay Area technology exec, I wanted the best people and a team who could do a turnkey process with great results.
Maryam P., seller
Respectful, confident, secure, knowledgeable, kind, professional and a friend that had my back.
Phil W., seller

faq

Selling in Silicon Valley: FAQ

How do you decide on a list price?

We start from closed sales, pending sales and active competition in your micro-neighborhood and home style, adjust for condition, lot and layout, and recommend a price designed to create competition. You see the data behind every number.

Should a home be sold as a Compass Private Exclusive?

It depends on your goals. A Private Exclusive lets you test price and gather feedback quietly within the Compass network before going public. Some sellers value privacy; others want the widest exposure from day one. We walk you through the trade-offs and the required disclosures.

What does Compass Concierge cover?

Eligible pre-sale projects such as staging, paint, flooring, landscaping and repairs, with nothing due upfront. Concierge funds are a loan from Compass's lending partner, subject to credit approval, and are repaid at closing, when the listing ends or after 12 months, whichever comes first. Fees or interest may apply depending on your state, so we review the current terms with you in writing.

How long does it take to sell a home?

It depends on price point, season and preparation. We will show you current days-on-market data for homes like yours and plan the launch around it.

Do you sell Eichler and modern homes?

Yes. Mid-century modern and Eichler homes are a specialty of the Boyenga Team, along with luxury and contemporary homes across Silicon Valley.
