See it before the MLS
Some Silicon Valley homes come to market in stages: first inside Compass’s network, then as a public Coming Soon on Compass.com, then on the MLS. Build a brief and send it to us, and a Property Nerd will send homes that match, including Private Exclusives and Coming Soons when they fit.

early-access brief
We use your brief to send matching homes. Private Exclusives are shared through agents in Compass’s network, so what’s available depends on what sellers choose.
how it works
How homes reach buyers early
Pre-marketing is the seller’s choice, so not every home goes through all three phases.
- phase 1
Private Exclusive
who sees it: agents in Compass’s network and their buyersOff the MLS and off public sites, with private showings and no public days-on-market count or price history.
- phase 2
Coming Soon
who sees it: the public, on Compass.com and a partner search siteBuyers can find it and plan a visit before it reaches the MLS, still without days on market or price-drop history.
- phase 3
On the MLS
who sees it: every agent and the public home-search sitesThe full launch to every brokerage and every site that shows MLS listings.
questions
Questions we hear
What is a Compass Private Exclusive?
A listing a seller chooses to share only with agents in Compass’s network and their buyers before it’s public, with private showings and no public days on market or price history.
Can I see Coming Soons myself?
Yes. Compass Coming Soons are public on Compass.com before they reach the MLS, and anyone can set up a saved search for them. Your brief helps us flag the ones that fit.
Does it cost anything to send a brief?
No. When you’re ready to tour, REALTORS ask buyers to sign a written buyer agreement first, and we’ll walk you through it.
Why don’t all homes come to market early?
Pre-marketing is the seller’s choice, and Compass requires sellers to sign a disclosure before it starts. Some homes go straight to the MLS, so your brief covers new MLS listings too.
