drawing the outline…
builtThe chateau dates from the mid-1910s; subdivision of the 554-acre estate began in 1930 (Carolands Foundation history). Census survey estimates put the median year built at about 1972 in the north Hillsborough tract and about 1968 in the south tract, which split this area; the county's public parcel layer has no build years for Hillsborough.

the story

How Carolands came to be

Carolands began with a land purchase. The Carolands Foundation's history says 554 acres in the western part of Hillsborough were bought in 1912, and the chateau was planned in 1913 by the architect Ernest Sanson, with Willis Polk managing construction from 1914 and the landscape architect Achille Duchene drawing the gardens. The town dates the house to around 1915; the foundation cites a 1949 account of construction in 1913 and 1914 and says the house was occupied in 1916. It became California Historical Landmark No. 886 and was listed on the National Register of Historic Places in 1975.

Then came the lots. According to the foundation, subdivision of the 554 acres began in 1930, with about 64 acres sold over the next 15 years; in 1945 the remaining estate, then about 490 acres, was sold, and in 1950 the chateau changed hands on just under six acres. The town's page sums it up plainly: much of the original property was subdivided. Since 2012 the chateau has belonged to the nonprofit Carolands Foundation; it is private property, not a public park.

The name still works as a map label. The town's emergency-network map calls the blocks around Pullman Road, Craig Road, Remillard Drive and Castle Court 'Carolands', and local listing records use Carolands and Carolands Park for the wider area from Chateau Drive to Marlborough Road. The estate's gate lodge survives too, rebuilt by the town in 2010 at Ralston and Eucalyptus avenues, about 0.3 to 1.7 miles to the northeast (straight-line).

streets and homes

The streets and the houses

This is hill country with long, curving roads. Ralston Avenue runs down the east side, Darrell Road and Barbara Way sweep along the west side near I-280, and Hayne Road crosses the middle. Off them sit Pullman Road, Craig Road, Remillard Drive, Moseley Road, Robinwood Lane, Alberta Way, Denise Drive and Roberts Way, with Laurent Road, Lupine Way and Corlett Way near Chateau Drive, and Marlborough Road, Avondale Road, Kenilworth Road, Carlton Road and Lookout Road in the south end toward Black Mountain Road.

County parcel shapes put the median lot at about 0.53 acre, and about one lot in six is an acre or more, a higher share than the town as a whole (13%). On these slopes the town's rules bite. The Residential Design Guidelines were amended for hillside site planning and landscape design in 2015, new lots on sloped land must meet hillside lot-size standards in the subdivision code, and every new house goes through a Preliminary Review by the Architecture and Design Review Board, with neighbor notice within 500 feet and story poles before the hearing. Floor area is capped at 25% of net lot area for the first acre plus 15% beyond, height at 32 feet, and the board expects more design detail as a house approaches the cap.

Public uses are few and specific. West Hillsborough School sits at 376 Barbara Way, Central County Fire's Station 33 is on Chateau Drive, and the chateau grounds hold the middle of the area behind gates. Everything else is single-family housing on private lots.

Buying or selling in Carolands: what we check

Buying here

  • Check the fire map by parcel. On CAL FIRE's 2025 local-responsibility map, about 98 single-family parcels here (by parcel center) are High and 66 Moderate, led by Darrell Road, Barbara Way, Black Mountain Road, Marlborough Road and Denise Drive. The town's planning handouts require fire-resistant construction and defensible-space landscape plans for new homes and teardowns in the wildland-urban interface or a High zone; Central County Fire's WUI map shows which parcels are in.
  • Plan on geotechnical work. State seismic hazard maps show earthquake-induced landslide zones touching about 421 of the 703 single-family parcels, heavy on Marlborough, Ralston, Moseley, Pullman, Robinwood and Avondale.
  • Read the hillside chapters of the Residential Design Guidelines before buying to rebuild; site planning and landscape rules for hillsides were amended in 2015, and the design board asks for more as a house approaches the 25% floor-area cap.
  • Elementary school lines split Chateau Drive, Ralston Avenue, Hayne Road and Black Mountain Road by house number; check the address with the district.
  • Ask for the sewer lateral inspection the town requires at sale, and check for protected trees (18 inches or more in diameter at 54 inches above grade) before planning any work.

Selling here

  • Gather soils and geotechnical reports, past permits and any defensible-space or Central County Fire inspection letters; buyers here will ask about slopes and fire zones first.
  • Central County Fire offers a natural hazard disclosure (AB 38) inspection for home sales; book it early in a High or Moderate zone.
  • Provide a survey with net lot area so buyers can run the floor-area and coverage numbers.
  • Keep marketing within the town's sign rule: one temporary sign, up to 12 by 15 inches, black and white.

faq

Carolands questions, answered

Can the public visit the Carolands chateau?

The chateau is private property owned by a nonprofit foundation, not a public park; ask the foundation about any visiting arrangements.

Is every street here former Carolands estate land?

Much of the 554-acre estate was subdivided from 1930 on, but the edges of this guide are approximate and follow today's streets, not the old estate line.

Which elementary school serves Carolands?

The district's 2024 street list puts the core streets in West Hillsborough School's area, with Pinehill and Robin in North's and several long roads split by house number. Check the address with the district.

Is Carolands in a fire hazard zone?

Parts are. CAL FIRE's 2025 map shows High and Moderate zones on the west and south sides, and new construction there needs fire-resistant methods and defensible-space plans.

How close is the freeway?

Close. The I-280 ramps at Golf Course Drive are about 0.1 to 1.2 miles away (straight-line).
