the story
How Fairorchard came to be
Fairorchard is one Eichler tract of 54 houses on a rectangle of land between Cupertino Middle School and Wright Avenue, just north of Homestead Road. County records give 1958 as the build year for 53 of the 54 houses (the 54th was rebuilt in 2000), and the city's parcel records flag every lot in the tract as an Eichler. That makes it a contemporary of the Fairbrae Addition, about a mile and a half northeast (straight-line), and part of the run from 1949 to 1972 in which Joseph Eichler built about 1,000 houses in 16 to 20 Sunnyvale tracts.
The tract's other claim to local history is zoning. The earliest district on the city's 2016 list of single-story combining districts is this one, described as 54 Eichler homes on Wright Avenue, Edmonton Avenue and La Salle Drive and adopted July 31, 2001. Parts of Rancho Verde (2007), Fairwood and Fairbrae (2016) later followed the same route. Under the S overlay a house may have one habitable story, the height limit drops from 30 feet to 17, and lot coverage and floor area are each capped at 45 percent.
The name Fairorchard is how Eichler guides and listing records label the tract. City documents describe it by its street names, and county parcel data by its tract number, 1910, so you may see any of the three. Our Wright, Edmonton & La Salle tract page follows Eichler listings and sales on these streets, and the Silicon Valley Eichler tract index places the tract among the county’s others.

The streets and the houses
Edmonton Avenue is the spine. It runs north from La Salle Drive to Helena Drive, one lot-depth west of Wright Avenue, and three short dead-end stubs branch west from it toward the middle school. Maps label them Edmonton Court, Edmonton Lane and Edmonton Way, though county records list those houses on Edmonton Avenue. La Salle Drive enters from Wright Avenue at the south end and also dead-ends at the school fence. The rest of the tract is the west side of Wright Avenue between La Salle and Helena, two lots on Helena and five houses facing Homestead Road. There is no street entrance from Homestead Road; you drive in from Wright Avenue or Helena Drive.
County building areas cluster at a handful of sizes: seven houses at 1,370 square feet, eight at about 1,670, seven at 1,770, four at 1,816 and twelve at 1,890. Those clusters look like the original plans; the larger figures on the remaining houses usually mean an addition. Forty of the 54 are recorded with four bedrooms and nine with three. Only two houses are two stories, and both predate the zoning that now rules out a second floor.
Remodels here go out or down, not up. Additions have to fit the 17-foot height limit and the 45 percent coverage cap, and a basement is allowed only if it rises no more than two feet above grade. With lots of about 7,000 to 11,900 square feet, most near 8,000, there is room to add on the ground floor, but less than the lot size suggests once the cap applies.

Buying or selling in Fairorchard: what we check
Buying here
- Check the zoning for the S suffix. All 54 lots are R-1 with the single-story overlay: one habitable story, a 17-foot height limit and 45 percent caps on lot coverage and floor area. Price any expansion plan as ground-floor or qualifying-basement space.
- Confirm the tract for the exact address. Four houses on Wright Avenue at the Homestead Road corner were built in 1987 and are not Eichlers or part of the S district.
- Get a radiant heat pressure test from a specialist. Slab leaks can run unseen into the ground; copper lines are usually repairable, corroded steel may not be.
- Ask for roof and insulation records. Original Eichler roofs had about half an inch of insulation, and the roof type decides whether a new roof can go over the old one or needs a tear-off.
- Ask the city planning division whether the Eichler Design Guidelines apply to the lot (city parcel records flag every house here as an Eichler) and how current ADU and SB 9 rules work with the single-story overlay. Highway 85 is just past the school; visit at commute hours if road noise matters to you.
Selling here
- Lead with the facts buyers search for: a 1958 Eichler, one of 54, in a tract zoned single-story since 2001.
- Have radiant heat, roof and permit records ready. Buyers of Eichlers ask for all three.
- If the house has been enlarged, show the permits and when the work was done, and explain what the S district still allows on your lot.
- List the school districts with a note to verify the address with each district; don't promise a particular school.
