How Hamann Park came to be
The name comes from Marijane Hamann Park on Westfield Avenue, and it is shared across a city line. The City of San Jose's neighborhood map uses 'Hamann Park' for a small polygon that is about 94% City of Campbell (Almarida Dr, Lenor Way, Mitchell Ct, Pamlar Ave, Harrison Ave and most of Monica Ln), and labels the San Jose blocks north and west of it 'Monroe', after S. Monroe Street. The city's neighborhood-association map draws a Hamann Park Neighborhood Association area of about 484 acres that covers most of this guide and some of Campbell. This guide covers the San Jose side only.
County assessor years in public parcel data put the build-out mostly in 1955-65, across a patchwork of separately recorded tracts. A handful of houses on Williams Road date from 1948-50. The single-family streets followed in quick succession: Fireside Drive in 1955, Westfield Avenue and Woodlawn Avenue in 1956, Castlemont Avenue and De Tracey Street in 1957, Greentree Way, Redoaks Drive, Rosemary Lane and S. Baywood Avenue in 1958, S. Genevieve Lane and S. Daniel Way around 1959-60, and Greenbriar Avenue around 1961. The city's tract map shows a single 160-lot tract covering the Castlemont, Greenbriar, Greentree, Redoaks, Fireside and Baywood blocks. Duplex streets came in two waves, Merry Lane and Pompey Drive in 1958 and Driftwood Drive in 1965, and small infill courts (Greenbriar Court, Sanfilippo Court) arrived in 1985.
Two planning facts shape the area today. First, the city line: Campbell's blocks between here and Hamilton Avenue include Lenor Way, Mitchell Court, Pamlar Avenue, Harrison Avenue, most of Almarida Drive and the south parts of Monica Lane, Central Avenue and Westfield Avenue, and county street data shows several of those Campbell streets with San Jose 95128 mailing addresses. Second, the Winchester Boulevard urban village in San Jose's General Plan (plan approved, per the city's growth-area layer) covers the Winchester frontage and blocks behind it, including Walgrove Way, Driftwood Drive, Colonial Way, Neet Avenue, Magliocco Drive, Huff Avenue and La Maison Drive.

The streets and the houses
Winchester Boulevard and Highway 17 frame the area, with I-280 across the top. North-south streets (S. Genevieve Ln, S. Daniel Way, S. Baywood Ave, S. Clover Ave and S. Monroe St) run up toward Moorpark Avenue and the freeway, crossed by Williams Road, Neal Avenue, Magliocco Drive and Huff Avenue. South of Payne Avenue the pattern changes to curving tract streets: Castlemont Ave, Greenbriar Ave, Greentree Way, Redoaks Dr, Fireside Dr, Driftwood Dr, Teakwood Dr and Barkwood Way.
Most houses are single-story ranch homes on lots of about 6,000 to 8,000 square feet; 92 of the 397 houses in the parcel data list a second story. Parts of S. Baywood Ave and Neal Ave are zoned R-1-5, a lower-density single-family district. The area is more mixed than the tract maps suggest: assessor records show 107 duplex parcels (Merry Ln, Pompey Dr, Driftwood Dr, Walgrove Way, Rosemary Ln, David Ave, Teakwood Dr), fourplexes on Van Sansul Ave, Neet Ave, Castlemont Ave and Walgrove Way, and small apartment buildings on Van Sansul Ave, David Ave and Colonial Way.
On the city's zoning map the single-family streets are mostly R-1-8; Merry Ln, Pompey Dr, Rosemary Ln and parts of David Ave and Monica Ln are R-2; Driftwood Dr, Teakwood Dr, Barkwood Way, Neet Ave, Magliocco Dr, Huff Ave and La Maison Dr carry R-M multiple-residence zoning; and the Winchester frontage is commercial. Two Campbell Union School District campuses (on E. Payne Ave and S. Monroe St) and the park make up the public land. If you are shopping for a remodel, the projects to check permits for are second-story additions, garage conversions and back-yard ADUs.

- Bus: VTA Route 60 runs the length of the west edge on Winchester Boulevard, with stops at Colonial Way, Driftwood Drive, Greentree Way, Payne Avenue, Walgrove Way, Williams Road, Magliocco Drive and Moorpark Avenue, between Winchester light rail station and Milpitas BART.
- Light rail: VTA's Hamilton station in Campbell is about 0.5 mile southeast of the south edge, straight-line.
- Driving: I-280, I-880 and Highway 17 meet at the northeast corner, I-280 has a Winchester Boulevard interchange at the northwest corner, and Highway 17's Hamilton Avenue ramps are about 0.3 mile southeast of the south edge, straight-line.
- Caltrain: San Jose Diridon is about 2.3 miles east and Santa Clara about 2.5 miles north, straight-line.
- Walking: Marijane Hamann Park is inside the area, and Frank M. Santana Park and the Santana Row area are just across I-280.
