the story

How Heney Creek came to be

Heney Creek is the strip of northwest Cupertino between North Foothill Boulevard and the Oak Valley hills, from Stevens Creek Boulevard north to about Cristo Rey Drive. The name comes from the city's own maps: Heney Creek is the creek the city's storm-channel layer names as it runs down through the area, and the city's neighborhood layer uses Heney Creek for the streets in the north half. The City of Cupertino's planning-area map counts all of it in the Oak Valley planning area, but the Oak Valley guide covers only the newer planned development up the hill, so these streets get their own page.

Most of it was built between about 1970 and 1988. The county's record-map index lists Villa Vista (Tract 636) on Poppy Drive, where city data dates houses to the early 1950s. Westridge Village (Tract 4823) and Westridge Village Unit No. 2 (Tract 4824) followed, with 136 small-lot houses on oak-named streets dated about 1970 and 1972. Tract 6190 on Heney Creek Place and Oakcrest Court (about 1979), Stonebridge (Tract 6499) on Stonebridge Street (about 1980), Tract 6551 on Anthony Place, Byerly Court and part of Salem Avenue (about 1981) and Tract 8016 on Berkshire and Westminster courts (about 1987-88) filled in the rest.

The land joined Cupertino in stages, according to the city's annexation layer. Parts of Heney Creek Place and Oakcrest Court came in with the Stevens Creek 2A annexation in December 1959 and Foothill 64-2 in June 1964. Westridge Village's 136 lots came in with the N Foothill 69-8 annexation in December 1969, Stonebridge Street with Permanente 78-8 in January 1979 and the Anthony Place and Salem Avenue courts with Foothill 79-1 in March 1979. Poppy Drive and the houses facing Stevens Creek Boulevard stayed unincorporated county islands until November 1980 (the Poppy Dr 80-27 and Hunter Hill 80-25 annexations). Every lot here is inside the city limit today.

streets and homes

The streets and the houses

Westridge Village fills the south half: a cluster of oak-named streets reached from Stevens Creek Boulevard, including Royal Oak Way, Majestic Oak Way, English Oak Way and California Oak Way, Liberty Oak, Long Oak and Swan Oak lanes, and Amador Oak, Queens Oak, Mossy Oak, Spanish Oak, Dove Oak, Lazy Oak and Weeping Oak courts. Stonebridge Street sits at the west end along the boulevard. North of them, Salem Avenue and Poppy Drive run west from Foothill Boulevard, with Anthony Place and Byerly, Berkshire and Westminster courts off them, and Heney Creek Place and Oakcrest Court reach north toward Cristo Rey Drive.

Lot sizes split sharply. The 136 Westridge Village lots are zoned R1C-2.9 and have a median near 1,750 sq ft, and the 36 Stonebridge lots are zoned R1C with a median near 3,300 sq ft; the city's HOA layer lists both Westridge Village and Cupertino StoneBridge as homeowners association areas. The northern streets are on conventional lots: R1-10 and R1-7.5 on Anthony Place, Salem Avenue, the courts and Poppy Drive, and a planned-development zoning, P(R1 0-2), on Heney Creek Place, Oakcrest Court and two Alpine Drive lots, where the median lot is about 15,300 sq ft. Five Poppy Drive lots are zoned RHS and flagged residential hillside in the city's parcel data. Only 3 houses were built in 2000 or later, and the city shows no single-story overlay, Eichler or historic flags here.

The hazard maps touch two corners. CAL FIRE's 2025 Fire Hazard Severity Zone maps show a zone touching 32 lots, all on Stonebridge Street at the west end: 20 High and 12 Moderate. FEMA's flood map puts 4 lots in Zone A along the creek (3 on Heney Creek Place and 1 on Oakcrest Court). The city's own geologic hazard layer, which is drawn differently from the state zone maps in the spec sheet, lists a liquefaction-inundation area for about 18 lots, mostly on Heney Creek Place and Oakcrest Court, and slope instability for about 13.

Buying or selling in Heney Creek: what we check

Buying here

  • HOAs: Westridge Village and Cupertino StoneBridge are listed as homeowners association areas in the city's layer. Read the CC&Rs, check current dues and reserves, and ask what the association maintains on these small lots.
  • Fire: CAL FIRE's 2025 maps show a Fire Hazard Severity Zone touching 32 of the 36 Stonebridge Street lots (20 High, 12 Moderate). Read the natural hazard disclosure and ask about defensible-space requirements for that lot.
  • Flood: FEMA's map puts 4 lots in Zone A along Heney Creek. Ask whether an elevation certificate exists and get flood insurance quotes early.
  • Poppy Drive and the Stevens Creek Boulevard houses were unincorporated until November 1980, per the city's annexation layer. Ask for county as well as city permit records.
  • Five Poppy Drive lots are zoned RHS (residential hillside) and the Heney Creek Place lots are a planned development. Check the zoning rules with the city's planning staff before planning an addition or rebuild.

Selling here

  • Have the HOA documents, current dues and any recent assessments ready for Westridge Village and Stonebridge homes; buyers will ask early.
  • Name the tract. Westridge Village, Stonebridge or the larger-lot Heney Creek streets each set different expectations for lot size and maintenance.
  • State the lot size from county records. A 1,750 sq ft Westridge Village lot and a 15,000 sq ft Heney Creek Place lot are very different products.
  • If the house is on Stonebridge Street or Heney Creek Place, have the fire or flood disclosure and any mitigation records ready before listing.
