the story
How Jackson Oaks & Holiday Lake came to be
This is the part of Morgan Hill that climbs. County contour data put the guide's west edge, along Gallop Drive and Trail Drive, at about 400 feet; Holiday Court and Raccoon Court sit near the 700-foot contour, and Oak View Circle, Helene Lane and the upper Jackson Oaks streets run near 900 to 1,000 feet. East Dunne Avenue is the spine: it crosses the valley floor, switchbacks below Jackson Oaks Drive, then climbs north past Helene Lane and Copper Hill Drive and leaves the city toward the ridge.
Holiday Lake Estates needs a careful read. County GIS shows about 200 parcels along the upper side of Holiday Drive and on Manzanita Drive, Hoot Owl Way, Butterfly Lane, Oak Lane, Shady Lane Drive and part of Copper Hill Drive as unincorporated county land that lies inside Morgan Hill's Urban Service Area but outside city limits. LAFCo's 2003 minutes describe the area as about 200 homes bordered by the city, record failing septic systems reported to county environmental health staff, and note that LAFCo policy requires annexation before city sewer service is extended. The rest of The Hill (Holiday Court, the lower side of Holiday Drive, Blue Jay Drive, Lakeview Drive) and all of Jackson Oaks are inside the city.
Anderson Reservoir lies just north. Valley Water says Anderson Dam was built in 1950 and that the reservoir has been held at about 3 percent of capacity since 2020 under a federal order, with dam construction planned to begin in January 2027. East of the city limit, the state's Alquist-Priolo zone for the Calaveras fault (Mount Sizer quadrangle, 1982 zone map) crosses county land along upper East Dunne Avenue; no city parcel in this guide falls inside it.
streets and homes
The streets and the houses
The Jackson Oaks streets fill the slope east of the East Dunne Avenue switchbacks: Jackson Oaks Drive and Jackson Oaks Court, Oak View Circle, Oak Leaf Drive and Court, Oak Canyon Drive, White Oak Court, Oak Hill Court, Oakridge Road, Court and Lane, Ridgeview Court, Live Oak Lane and Oakwood Court. County parcel records put lots there at roughly 15,000 to 21,000 square feet. Thomas Grade climbs from East Dunne Avenue at Gallop Drive with lots near 28,000 square feet. Below them, Vista del Valle, Cerro Vista Drive, Casa Grande Court and the Rustling Oak, Bent Oak and Old Oak lanes sit between Trail Drive and the switchbacks.
North along the ridge, The Hill's city streets (Holiday Court, Holiday Drive's lower side, Blue Jay Drive, Whipporwill Drive, Raccoon Court, Lakeview Drive and Court, Lava Rock Court, Quail Court and Lane, Valley View Court, Fairway Court and Blue Grass Court) run about 20,000 to 24,000 square feet. Lower down, Mira Bella Circle, Mira Flores Court, Mira Lagos Drive and Cantor Drive (Jackson Hills in listing records) have lots near 7,500 square feet, and the Helene Lane, Sara Jane Lane, Leslie Court and Susan Court group has lots near 3,000 square feet.

City: the Jackson Oaks streets above, Thomas Grade, Oak Leaf Drive (all but one parcel), the Helene Lane group, Mira Bella Circle, Cantor Drive, Holiday Court, Blue Jay Drive (all but two parcels), Whipporwill Drive, Raccoon Court, Lakeview Drive, Lava Rock Court, Quail Court, Valley View Court, Fairway Court, Blue Grass Court and Lori Drive. Split: Holiday Drive (lower, western side city; upper, eastern side county), Copper Hill Drive (lower end city, upper part county), Quail Lane and Parkview Drive (city except their east ends). County island inside the Urban Service Area: Hoot Owl Way, Butterfly Lane, Oak Lane, Copper Hill Place, and Manzanita Drive and Shady Lane Drive except a few parcels. County outside the Urban Service Area: upper East Dunne Avenue and Finley Ridge Road beyond the city limit, and the valley-side roads west of the guide (Barnard Road, Deer Hill Road, Liberata Drive, Hendry Drive, Lisa Court). Kruse Ranch Lane is inside city limits but outside the Urban Service Area.

nerd notes
Buying or selling in Jackson Oaks & Holiday Lake: what we check
Buying here
- City or county, parcel by parcel: Holiday Drive, Copper Hill Drive, Quail Lane and Parkview Drive change jurisdiction along their length. County parcels mean county planning and permits, and wells, septic systems and private roads may apply; ask whether the house is on city sewer or a septic system and get the records.
- Landslide maps: about 18 percent of the city side's addressed parcels (Holiday Drive, Holiday Court, Blue Jay Drive, Raccoon Court, parts of Jackson Oaks Drive, Oakridge Court, Quail Court) and about four in five island parcels are inside the state's landslide zone (Mount Sizer quadrangle, released 2006). Read the natural hazard disclosure and ask for geotechnical and drainage reports.
- Fire maps: CAL FIRE's real-estate layer shows no fire hazard severity zone on nearly all city parcels here, while the county island and ridge land are state responsibility area zones, Very High on Shady Lane Drive, Oak Lane and part of Holiday Drive. Check the current map and disclosure for the address.
- Flood maps: FEMA shows nearly all city parcels in shaded Zone X (0.2 percent annual chance), which is not a special flood hazard area; check the address.
- Hillside lots: before planning an addition, pool or ADU, check the city's grading and hillside rules (or the county's, on the island) and the slope behind the house.
Selling here
- Confirm and state the jurisdiction (city, county island, or county outside the Urban Service Area) in the listing; it changes permits, services and comps.
- Gather sewer or septic records, any geotechnical reports and permit history before listing.
- Order the natural hazard disclosure early: landslide and fire zone answers differ from street to street here.
- Compare like with like: lots run from about 3,000 square feet on the Helene Lane group to 20,000 square feet and up on The Hill, and island houses compete with other county parcels.
