the story

How Quito & El Quito Park came to be

Quito is one of the oldest names on this side of the valley. Rancho Quito was a 13,310-acre land grant made in 1841 that took in present-day Saratoga, Campbell and Cupertino. An 1888 county history describes the El Quito olive and vine farm, 81 acres on the Quito road near its junction with Saratoga Avenue, where Jose Ramon Arguello planted the first olives in 1865; by the 1880s its olive oil had taken first place in tests at the New Orleans Exposition. The farm is long gone, but the road and the park kept the name.

The houses came fast after World War II. County build years in the City of Saratoga's parcel data put the Paseo streets around El Quito Park at 1950 and the grid south of Cox Avenue (Devon, McFarland, Martha, Afton, Montrose, Heath, Kevin, McDole, Dundee, Berwick, Carrick and McCulloch) at 1951-52, much of it under a single tract number that covers about 360 of today's parcels. That was several years before Saratoga incorporated in 1956. East of Quito Road, the college-named streets (Baylor, Purdue, Clemson, Swarthmore and Vanderbilt) followed in 1955-59.

Later layers filled the edges. Vineyard Lane, a loop of about 165 condominiums on the west side of Saratoga Avenue, dates from 1971-73; Sara Park Circle (1980s) and Biarritz Lane (1986) added more condos north of Cox Avenue. Bellgrove Circle, straight across Saratoga Avenue from Vineyard Lane, was built in 1996. The newest chapter is at Cox Avenue and Paseo Presada, where the Quito Village shopping center lost its grocery anchor. Its design firm describes a replacement of 90 homes in 17 buildings on about 6 acres, approved under SB 35 and state density bonus law, with nearly two acres of shared open space; Pulte markets the homes as The Elms, and county records show the first units finished in 2023.

streets and homes

The streets and the houses

Most of Quito is classic early-1950s tract housing on flat 10,000 sq ft lots zoned R-1-10,000. County data put the median single-family home at about 2,190 sq ft, and 86 percent of single-family parcels list one story, so expect a mix of expanded originals and two-story rebuilds. About 260 single-family homes carry a build year of 1990 or later, including Bellgrove's 1996 houses.

The Paseo streets (Paseo Presada, Paseo Lado, Paseo Pueblo, Paseo Tierra, Paseo Flores, Paseo Cerro and the Saratoga part of Paseo Olivos) curve around El Quito Park north and south of Cox Avenue; Paseo Olivos crosses Quito Road into San Jose. South of Cox, a near-grid runs east from Saratoga Avenue to Quito Road. Bellgrove Circle loops off Saratoga Avenue beside Highway 85, with Masson Terrace Court, Congress Junction Court and Woodleigh Court off it; its lots are smaller (median about 7,400 sq ft) and its houses larger (median about 3,000 sq ft).

About 340 parcels are condominiums or townhouses: Vineyard Lane, Sara Park Circle, Biarritz Lane and Court, and the new Elm Circle with its tree-named lanes (Maple, Elder, Redwood, Willow and Cottonwood places). One older survivor stands among the tracts: a 1909 Craftsman on Dorcich Court that is on the City's historic resources inventory. Another inventory house, the circa-1896 Queen Anne now called the Warner Hutton House, once stood on Sousa Lane here before it was moved to the Civic Center on Fruitvale Avenue.

School districts and getting around

School districts

Quito is split three ways for TK-8. The City of Saratoga's parcel data and Census district maps put the Paseo streets, Elm Circle, Sara Park Circle, Biarritz Lane and Vineyard Lane in Moreland School District; most streets from about McFarland and Devon avenues south to Highway 85, plus the blocks east of Quito Road, in Campbell Union School District; and Bellgrove Circle and its courts in Saratoga Union School District. High school follows: Campbell Union High for the Moreland and Campbell Union parts and Los Gatos-Saratoga Joint Union High for Bellgrove. Public schools nearby include Prospect High School (Campbell Union High) on Prospect Road just north of the area, Moreland's Baker Elementary on Bucknall Road in San Jose and Campbell Union's Forest Hill Elementary on McCoy Avenue in San Jose. Boundaries change and can split a street, so check the exact address with each district's locator.

Getting around

  • Highway 85's Saratoga Avenue interchange is at the area's southwest corner, about 0.5 mile from the middle (straight-line). There is no interchange at Quito Road; planned exits at Quito Road and Prospect were dropped after local objections.
  • Lawrence Expressway begins at the Saratoga Avenue / Quito Road corner at the north tip and runs north toward Lawrence Caltrain station, about 6.3 miles away (straight-line).
  • VTA Line 57 runs daily on Saratoga Avenue, with stops at Saratoga & Quito and Saratoga & Prospect, between the West Valley College transit center and Old Ironsides station in Santa Clara.
  • VTA light rail's Winchester station in Campbell is about 2.8 miles east and San Jose Diridon station about 6.3 miles northeast (straight-line).
  • The City's trail data map short paths through El Quito Park; Congress Springs Park and Joe's Trail are about 0.8 mile west across Saratoga Avenue.

Buying or selling in Quito & El Quito Park: what we check

Buying here

  • Confirm the city. Quito Road is the Saratoga-San Jose line for most of this stretch, and some San Jose streets east of Quito (Glenbriar Drive, Yorkton Way and part of Halifax Drive) and part of Paseo Olivos also fall in ZIP 95070. The parcel's city sets taxes, permits and services.
  • Three elementary districts meet here (Moreland, Campbell Union and Saratoga Union). Check the district for the exact parcel; the City's parcel data list it, and each district has a locator.
  • For 1950-52 houses, check the foundation, electrical panel, older plumbing and the sewer lateral (the area is in West Valley Sanitation District), and match any additions to permits.
  • For condos and The Elms, read the CC&Rs, budget, reserve study and rental rules; for the 1970s and 1980s complexes, ask about roof, siding and plumbing replacement plans.
  • If you plan an addition, ADU or SB 9 split on an R-1-10,000 lot, check the City's design review thresholds and SB 9 rules first. City parcel data show almost no flood or fault flags here (a handful in flood Zone A and a few liquefaction flags on Vineyard Lane), but read the natural hazard disclosure anyway.

Selling here

  • Compare like with like: a 1951 tract house on a 10,000 sq ft lot, a 1996 Bellgrove home, a Vineyard Lane condo and a new Elms unit are different products with different buyers.
  • State the school districts from the county record; three districts meet here and buyers will ask.
  • Have permits ready for additions, ADUs and rebuilt rooms, since many originals have been expanded.
  • For condos, order the HOA resale documents as soon as you decide to sell.
