Reading it right
- It’s what listings say, so every share is a floor: a house counts when its description mentions the feature.
- Single-story shares from listings run lower than public records, because many listings never say it. For the records-based count, see One-Story Homes by Neighborhood.
- Neighborhoods are our guides’ outlines; a few overlap (a smaller guide inside a larger one), so a sale can count in both.
How we counted
Closed sales of houses (MLS property type “single family home”) between October 28, 2024 and October 27, 2026 in 31 cities of Santa Clara and San Mateo counties, reported to the MLS and read through the IDX feeds that power our home search, with repeat records from different feeds removed (normalized address plus sale date). Each sale is placed by its map position inside the outlines of our neighborhood guides (20,611 of 21,740 sales had a position). Neighborhoods with fewer than 30 sales are left out. Past sales aren’t a forecast or the value of any one home.
