the homes
What the homes are like
From trade press, city filings and listings.
- townhomes
Townhomes on infill sites
Vantage and Ariana Place are townhomes on infill sites, three stories at Ariana Place.
- solar
Solar early
Vantage came with 2-kW solar on every home around 2008, years before the state requirement, per trade press; the 2025 Gilroy homes are all-electric with owned solar, per listings.
- design
Eichler-inspired modern
KTGY designed Vantage in the spirit of Eichler-era modernism, per trade press.
- detached
Single-family homes too
In Gilroy and Morgan Hill, listings describe detached two-story homes, some with a casita or ADU.
- myth check
Entitled, not built
Warmington entitled the Milpitas site where K. Hovnanian built Traverse, so Traverse homes aren’t Warmington-built.

Many Warmington homes sell without the builder named, so the ledger undercounts them. Sales come from the MLS records available to us and include every sold listing whose description names the builder, so a few homes may be labeled by the listing agent rather than confirmed from tract records. Sold data is shown with the listing brokerage. Price per square foot uses the living area in the listing. Ask us for a full comparable-sales report on any address.

- HOAs and CC&RsThe townhome communities have associations. Ask for the CC&Rs, budget, reserve study and who handles the roofs.
- SolarConfirm whether the panels are owned, the net-metering plan and the inverter’s age.
- Warranty and SB 800California’s Right to Repair Act generally limits defect claims to 10 years after completion, so Ariana Place (2020) and Heritage on 6th (2025) are inside that window and older homes are past it.
