New-home sales the builder handled directly may not appear in the MLS. Sales come from the MLS records available to us and include every sold listing whose description names the builder, so a few homes may be labeled by the listing agent rather than confirmed from tract records. Sold data is shown with the listing brokerage. Price per square foot uses the living area in the listing. Ask us for a full comparable-sales report on any address.

- HOAs and master plansEvery local Toll community is attached housing or part of a master plan with shared amenities. Ask for the CC&Rs, budget, reserves and insurance.
- Warranty on a resaleToll’s 2022 warranty runs 1 year for workmanship, 2 for systems and 10 for structure from the original closing. A new owner must register within 60 days of buying to keep it.
- ArbitrationThe warranty sends disputes to mediation and then binding arbitration, and a dispute-resolution addendum may bind later owners. Ask for both documents.
- SB 800California’s Right to Repair Act generally limits construction-defect claims to 10 years after completion and requires written notice to the builder first.

What we check when you buy
- Close date and registrationWe confirm the original closing date and make sure you register the warranty within 60 days.

How we market one when you sell
- Hand over the warrantyWe gather the warranty and Home Care Guide so the buyer can register in time.
- Name the communityBuyers search for The Station and One Lawrence Station by name, so we lead with them.
- Prep with a planOur Prep Lab budgets touch-ups before you list.
- Price from real salesWe price from recent resales of the same plan.
