Taylor Morrison homes
Taylor Morrison formed in 2007 from the US builders Taylor Woodrow Homes and Morrison Homes, and bought William Lyon Homes in 2020. In Silicon Valley it builds three-story townhomes and small-lot houses, from Parc 22 in San Jose to the townhomes at Westport Cupertino. Here’s what the records confirm and what the homes resell for.

William Lyon Homes built in Mountain View, San Jose and Milpitas before the 2020 merger.

What the homes are like
From the company’s releases and city filings.
- townhomes
Three-story townhomes
Most communities here are three-story townhome-style condominiums, with some row townhomes and motor-court layouts.
- detached
Small-lot houses
Palomar, Villas at Mabury Park and part of Parc 22 are two- and three-story detached homes on small lots.
- garage
Two-car garages
Every confirmed plan lists a two-car garage, and published sizes run from about 1,100 to 2,250 sq ft.
- solar
Solar after 2020
California has required solar on most new low-rise homes permitted since January 1, 2020, which would cover communities like Westport Cupertino.
- myth check
William Lyon is part of it now
Taylor Morrison bought William Lyon Homes in 2020, so listings for some older townhomes name William Lyon instead.

New-home sales the builder handled directly may not appear in the MLS. Sales come from the MLS records available to us and include every sold listing whose description names the builder, so a few homes may be labeled by the listing agent rather than confirmed from tract records. Sold data is shown with the listing brokerage. Price per square foot uses the living area in the listing. Ask us for a full comparable-sales report on any address.

- HOAs and CC&RsMost of these homes are condominiums with a homeowners association. Ask for the CC&Rs, budget, reserve study and minutes.
- Below-market-rate homesSome cities require a share of below-market-rate homes with resale limits, as Menlo Park did at Morgan Lane. Ask whether a home is one.
- Warranty and SB 800The company’s FAQ describes a 1-, 2- and 10-year warranty but says California terms differ, so read the home’s own warranty manual. California’s Right to Repair Act generally limits defect claims to 10 years after completion.
