the story

How Martial Cottle & Parkview came to be

Martial Cottle Park fills the middle of this guide. The Open Space Authority describes it as a 288-acre urban park on the former Cottle ranch, farmed for about 150 years, and the city's parks layer lists 287.89 acres owned by Santa Clara County. It was planned jointly as a state park and a county park, with the county as lead agency; the plan's 2010 environmental review lists agricultural production, habitat, visitor and recreation facilities and education as its main uses. City annexation records show the park land joining San Jose in October 2013, with a further piece of about 30 acres by Snell Ave in 2019.

The houses around the park are older than the park. City annexation records bring most of the residential land into San Jose between 1964 and 1968, in pieces named 'Edenvale No. 6' and 'Snell No. 4', 'No. 5' and 'No. 9'. City sewer records date the Parkview streets north of the park (Kingspark Dr, Dulcey Dr, Viewpark Cir, Grandpark Cir, Greenpark Way, Springpark Cir) to 1967-1968, the Avenida and Entrada streets south of the park to 1966-1969, and Rosenbaum Ave, Monet Cir and the Capitol Village courts near Capitol Expwy to 1971-1973. A group of courts off Chynoweth Ave (Duesenberg Dr, Studebaker Cir, Vauxhall Cir, Fraschini Cir) followed in 1985. The city's tract layer counts 37 recorded tract maps with about 2,040 lots.

Canoas Creek crosses the park's south-west corner in an open channel on its way to Highway 85 (public maps), and the Blossom Hill and Snell light rail stations sit in the Highway 85 median at the guide's two south corners.

streets and homes

The streets and the houses

North of the park, between Vistapark Dr and Snell Ave, most Parkview street names end in 'park': Kingspark Dr, Grandpark Cir, Greenpark Way, Springpark Cir, Sunpark Ln, Viewpark Cir, Lassenpark Cir and Clearpark Cir, with Bluefield Dr and Dulcey Dr through the middle. Closer to Capitol Expwy are Rosenbaum Ave, Monet Cir, Sayoko Cir, Mia Cir, Holycon Cir, the Ellmar Oaks streets and the Capitol Village courts (Truckee Ln, Gold Run Way, Baroni Ave). South of the park, the Avenida and Entrada streets (Avenida Almendros, Avenida Arboles, Avenida Palmas, Avenida Nogales, Entrada Cedros) run between Chynoweth Ave and Blossom Hill Rd, with Giuffrida Ave, the Colony Green courts and the courts off Velasco Dr and Don Juan Cir near Snell Ave and the freeway.

The county parcel map shows about 1,700 single-lot homes, most on lots of about 5,400 to 7,800 sq ft (median about 5,900), plus about 870 small parcels for townhomes and condos on Giuffrida Ave, the Colony streets, Velasco Dr, the Don courts and Baroni Ave. Listing records here are mostly detached houses, with townhomes and condos making up the rest. Outside the park, most zoning is R-1-8 single-family with planned-development overlays, with multi-family zoning on the townhome sites and commercial zoning at the Blossom Hill Rd / Snell Ave corner and near Capitol Expwy.

The city's Growth Areas map marks the Blossom Hill Rd/Snell Av corner as an urban village with no approved plan yet. The park itself is zoned A (agriculture) on the city's zoning map.
