the story
How Norwood & Lake Cunningham came to be
Lake Cunningham Park anchors the north-west corner. The city's parks layer lists Lake Cunningham Park at about 207 acres at 2305 S. White Rd, plus a 10-acre action sports parcel, around a 50-acre lake. The park's paved Lake Path runs about 1.3 miles and a Meadow Path adds about 1.2 miles (city trail layer). A 2016 report described a new 10-acre bike park joining the park's skate park on the corner of Tully Rd and White Rd.
Most of the homes came with the 1960s and 1970s annexations. City annexation records show 'Evergreen No. 1-B' (April 22, 1960) covering about 31% of the outline, 'Johnson No. 4' (February 3, 1962) about 12% and a string of 1970s pieces, including 'Amos No. 27' (February 20, 1979). The city's tract-map layer shows about 5,200 recorded lots inside the outline, in tracts of up to about 195 lots.
One large piece never joined the city. A golf course at the northeast corner of Tully Rd and S. White Rd closed in 2004, and its land, about 114 acres, is unincorporated Santa Clara County land surrounded by the city (county city-limits map; local news reports). The city's environmental-review list includes a redevelopment proposal for the site that would annex it into San Jose; check its status before relying on any plan.
streets and homes
The streets and the houses
West of White Rd, between Lake Cunningham and Quimby Rd, are the Glen streets (Glen Hanleigh Dr, Glen Donegal Dr, Glen Dundee Way, Glen Ferguson Cir) with Britt Way toward Quimby Rd. East of White Rd, Norwood Ave runs east across Ruby Ave toward Murillo Ave through the Norwood tracts: Allenwood Dr, Ravenswood Way, Knightswood Way, Deedham Dr, Adamswood Dr and Simberlan Dr, with Norwood Creek Park and Norwood Creek Elementary at Remington Way. Around Cedar Grove Elementary, the streets carry candy names: Sugarplum Dr, Gumdrop Dr, Peppermint Dr, Peanut Brittle Dr and Taffy Dr.
Between Ruby Ave and Murillo Ave the land rises toward Groesbeck Hill Park, with Klein Rd, Rollingside Dr, Slopeview Dr and Springbrook Ave on the slope. North of Tully Rd and east of White Rd, a separate set of blocks (Flint Ave, Flintcrest Dr, Flintmont Dr, Kohler Ave, Vista Verde Dr, Reno Dr, Portal Way, Cuesta Dr) sits in the Mount Pleasant elementary district. The city zoning map shows mostly R-1-8 and R-1-5 single-family districts, with park and open-space zoning on Lake Cunningham.
City line: all streets with homes are City of San Jose. The unincorporated Santa Clara County land is the former golf-course parcel at the northeast corner of Tully Rd and S. White Rd (county road maps show an entrance road off White Rd) and a short piece of Quimby Rd at the east end; county planning and permits apply there.

Buying or selling in Norwood & Lake Cunningham: what we check
Buying here
- Flood: about 12% of the outline is FEMA Zone AE, almost all of it the lake and park; the residential streets are mostly Zone D or Zone X. Check the FEMA map for the exact address.
- Liquefaction: about 25% of the outline is in a state liquefaction zone, and state landslide zones cover about 8%, mostly on the slopes near Groesbeck Hill. The natural hazard disclosure shows both.
- Near Groesbeck Hill, CAL FIRE's 2025 map puts a few streets in Moderate or High fire hazard severity zones; check the address.
- The former golf-course parcel at Tully Rd and White Rd is unincorporated county land with a redevelopment and annexation proposal on file with the city; if you're buying nearby, follow that process.
- Elementary district lines split this guide (Evergreen, Mount Pleasant, Alum Rock Union); confirm the district for the address, not just the ZIP.
Selling here
- State the elementary district for the address up front; it varies within the guide.
- List upgrades (panel, roof, windows, sewer lateral) with dates; buyers compare tracts of the same age.
- Walking distance to Lake Cunningham Park and the Eastridge Transit Center is worth measuring and stating.
- Order the natural hazard disclosure early so flood and liquefaction lines are clear from the start.
