Most resales don’t name the builder, so the ledger undercounts Citation homes. Sales come from the MLS records available to us and include every sold listing whose description names the builder, so a few homes may be labeled by the listing agent rather than confirmed from tract records. Sold data is shown with the listing brokerage. Price per square foot uses the living area in the listing. Ask us for a full comparable-sales report on any address.

- HOA homesSome Citation homes are detached houses or townhomes inside an association. Ask for the CC&Rs, budget, reserve study and dues history.
- Taxes and assessmentsCheck the county tax bill and the seller’s disclosures for special assessments or Mello-Roos charges.
- Defect claimsCalifornia generally limits construction-defect claims to 10 years after completion, so homes from the late 1990s and early 2000s are past that window.
- Homes of this ageOriginal roofs, water heaters and HVAC from the late 1990s may be near the end of their service life. Our Inspection Decoder covers what to order.
