How SummerHill builds
From a 2006 U.S. Department of Energy case study, the company’s own pages and news reports it reprints.
- types
Mostly townhomes now
Recent projects such as 28FIFTY, Cesano, Solana and Pyrus Place are three-story townhomes or townhome-style condos on infill sites. Detached homes appear at The Enclave at Waverly Park, Evergreen Place, Montalvo Oaks and Nuevo’s E-States.
- energy 2006
Energy efficiency as standard
In 2006 every home was built to an ENERGY STAR program, typically 18 to 22 percent better than California’s energy code, with third-party testing, according to the DOE case study.
- solar
Solar from about 2011
The company set out to make solar standard where feasible; The Enclave at Waverly Park was its first all-solar community. Every home at 28FIFTY has solar.
- electric
All-electric at Cesano
Cesano’s buildings are all-electric with solar and EV chargers. We found no company-wide all-electric statement.
- contractor
Its own builder
An affiliate, SummerHill Construction Company, is the general contractor for most communities, according to the company.
- affordable
Below-market-rate homes
Many newer communities include BMR homes, such as 7 at 28FIFTY and 26 at Solana.

Listings that mention the Summerhill area of Los Altos Hills, but not the builder, are left out. New-home sales the builder handled directly may not appear in the MLS. Sales come from the MLS records available to us and include every sold listing whose description names the builder, so a few homes may be labeled by the listing agent rather than confirmed from tract records. Sold data is shown with the listing brokerage. Price per square foot uses the living area in the listing. Ask us for a full comparable-sales report on any address.
