the story

How Seven Trees & Hellyer came to be

Coyote Creek shapes this guide. West of the creek, the tracts around Senter Rd, Sylvandale Ave and Seven Trees Blvd joined the city mostly within one decade: on the city's annexation map about 63% of the land came in between 1958 and 1969, through Monterey Park, Senter, Franklin and Tully annexations, and the Monterey Park No. 30 annexation of September 18, 1958 was the largest single piece (about an eighth of the guide). Listing records show houses on Santa Rosa Dr built in 1959.

The library came early. The San Jose Public Library's timeline lists the Seventrees Branch opening in 1967 and an expanded Seven Trees Branch opening on January 26, 2013; it shares a site on Cas Dr with the city's Seven Trees Community Center.

Along the creek, the land stayed open. Hellyer County Park, about 178 acres on the county's park layer, straddles Coyote Creek, and most of it lies in this guide; its land is an unincorporated county island. Beside it, the city owns about 90 acres off Singleton Rd that held dumps from the mid-1960s until the late 1970s, according to a 2023 local news report, which also says methane flares still burn off gas from the buried waste. The city's parks layer lists that land as a future park.

streets and homes

The streets and the houses

Senter Rd runs north to south through the middle and then turns west to meet Monterey Rd. West of it, Seven Trees Blvd, Cas Dr, Los Arboles St and Ezie St hold the library and school campuses, and streets named for California places (Santa Rosa Dr, San Ramon Way, San Bernardino Way, Costa Mesa Dr, El Cajon Dr, Mira Loma Way) fill the southwest corner. East of Senter Rd, Sylvandale Ave, Hellyer Ave and Yerba Buena Rd cross subdivisions with -brook names (Elmbrook Way, Forestbrook Way, Grandbrook Way, Houndsbrook Way) and island names (Maui Dr, Oahu Dr, Kauai Dr).

Most houses are detached single-family homes on standard tract lots; single-family R-1-8 zoning covers about 30% of the land on the city zoning map. Townhome and condo complexes cluster near Seven Trees Blvd, Carpentier Way and Monterey Rd, where multifamily (R-M) and planned-development zoning together cover about a tenth of the guide. Open space covers about 15% of the zoning map and public/quasi-public land (schools, the library and the community center) about 11%.

Everything outside Hellyer County Park is City of San Jose. The park, including the stretches of Hellyer Ave, Yerba Buena Rd and Sylvandale Ave that run through it, is unincorporated Santa Clara County land; 2020 census blocks show no homes there.
