the story

How Silver Leaf & Village Oaks came to be

Silver Leaf is the older half. It sits between Monterey Rd and US 101, and city sewer records date its streets to about 1976-1980: first the lanes ending in '-well' (Barnswell Way, Flintwell Way, Rosewell Way, Dearwell Way, Marshwell Way), then the 'South-' streets (Southview Dr, Southpine Dr, Southlake Dr and their courts). City annexation records show most of this land joining San Jose in 1955 ('Monterey Park No. 7') and 1979 ('Oak Grove No. 58'). The city's association map lists the Silver Leaf Neighborhood Association.

West of Monterey Rd, the land along Cottle Rd north of Highway 85 was a large industrial campus. A 2005 city environmental review of a 332-acre industrial park at Cottle Rd and Highway 85 proposed changing its General Plan designation from Industrial Park to Mixed Use, with up to 2,930 homes, commercial space and remaining industrial space. City sewer records date Charlotte Dr to about 2014, Raleigh Rd and Via del Oro to about 2016 and Lexington Ave to about 2020. Ramac Park and Charlotte Commons sit among the new streets.

South of Highway 85, International Circle holds the Santa Teresa Branch Library, Hospital Pkwy leads to the Kaiser Permanente San Jose Medical Center, and George Page Park sits on Santa Teresa Blvd. The city's Growth Areas map puts most of the guide in employment areas and urban villages without approved plans, so the business land along Great Oaks Pkwy, Monterey Rd and Cottle Rd may change over time.

streets and homes

The streets and the houses

Silver Leaf Rd is the spine east of Monterey Rd, with the '-well' lanes and courts on its north side and the 'South-' streets toward US 101 and Tennant Ave. Most are detached single-family homes on lots of about 5,000 to 6,700 sq ft. Sunspring Cir, Mayland Ave and Demerest Ln are near Ford Rd at the north end, and the newer Southwind Dr courts are near Tennant Ave.

Between Cottle Rd and Monterey Rd north of Highway 85, Charlotte Dr, Sunstone Dr, Golden Vista Dr, Raleigh Rd, Ellicott Lp and Autumn Meadow Dr carry mostly attached townhomes and condos on parcels under about 2,000 sq ft, with some small-lot houses. East of Via del Oro, Optimum Lp, Magnetic Lp, Stealth Lp, Quantum Lp, Flash Ln and Virtual Ln add more townhome rows. Expect HOA documents for nearly every home on this side.

Between Highway 85 and Santa Teresa Blvd, Cheryl Beck Dr, Yeadon Way and Ginashell Cir have detached houses on lots of about 4,000 to 4,300 sq ft from the mid-1990s, next to the library, the hospital and office buildings on International Circle and Hospital Pkwy. Zoning across the guide is mostly planned-development and industrial-park designations, with single-family zones in Silver Leaf.

nerd notes

Buying or selling in Silver Leaf & Village Oaks: what we check

Buying here

  • HOA documents: most homes on the Cottle Rd side are townhomes or condos in planned developments. Read the CC&Rs, budget and reserve study and check current dues; ask whether any remaining construction phases are planned nearby.
  • Flood: the city's FEMA layer shows shallow-flooding Zone AH on Sunspring Cir and small AO areas near Monterey Rd; check the exact address on FEMA's map service and ask about flood insurance.
  • Liquefaction: the state's seismic hazard maps cover the whole area. Ask for any geotechnical reports, especially for the 1970s houses with additions.
  • Rail and freeway noise: Caltrain and freight tracks run along Monterey Rd, and US 101 and Highway 85 border or cross the area; visit at different times of day.
  • The city's Growth Areas map shows employment areas and urban villages without approved plans here, so office and industrial parcels nearby could be redeveloped; check city planning notices.

Selling here

  • Lead with transit: straight-line distance to Blossom Hill Caltrain and to Cottle or Santa Teresa light rail, stated as approximate.
  • For townhomes and condos, order the HOA document package early.
  • For Silver Leaf houses, gather permits for remodels and additions, and note the lot size from county records.
  • On Sunspring Cir, have flood-zone information and any insurance history ready.
