| Northeast Ridge | Brisbane | 1997–2011 | — | On San Bruno Mountain under a habitat conservation plan. Brookfield had poured the first foundations of a planned 500-home development by 1997, and its last parcel went to Toll Brothers in 2011, per local press and a county report. A listing credits Brookfield with a 2004 home on Golden Aster Ct. |
| Glen Loma Ranch | Gilroy | from 2016 | — | Brookfield Residential was one of two builders in the first phase, which opened four neighborhoods with 274 homes of about 2,113 to 3,740 sq ft in 2016, per the Gilroy Dispatch. Listings credit it with the Mataro neighborhood. |
| Moonstone at Rosewood | Morgan Hill | from 2024 | — | Three-story townhomes of 1,844 to 2,085 sq ft on More Lane, with solar through a lease program, per the company. |

- myth check
Landmark is likely Toll
Brookfield sold the last Northeast Ridge parcel, later called Landmark, to Toll Brothers in 2011, so those homes are likely Toll-built.

New-home sales the builder handled directly may not appear in the MLS, and many resales don’t name the builder. Sales come from the MLS records available to us and include every sold listing whose description names the builder, so a few homes may be labeled by the listing agent rather than confirmed from tract records. Sold data is shown with the listing brokerage. Price per square foot uses the living area in the listing. Ask us for a full comparable-sales report on any address.
