East Bay and Marin Eichlers, tract by tract
Eichler built well beyond Silicon Valley, in Marin, Contra Costa and Alameda counties: from Terra Linda in San Rafael and Rancho San Miguel in Walnut Creek, both started in 1955, to a small late tract in Sleepy Hollow in 1972–1973. These are the 15 projects we’ve documented, with years, home counts, architects and recent sales.

the sources
How we built this list
Where a city or the National Register has documented a tract, we use those figures. Where only an Eichler publication covers it, we say less. A dash means we haven’t confirmed it, and where sources disagree we give the range.
- Eichler NetworkNeighborhood profiles of Rancho San Miguel, the Northgate Eichlers, Concord’s three tracts, Greenridge and Sequoyah Hills, and the Marin tracts.
- Neighborhood associationsThe Rancho San Miguel Association and the Sequoyah Hills Homeowners Association and Marin’s homeowners associations.
- Cities and countiesAlameda County, Oakland, Walnut Creek and Concord planning pages and Marin County and San Rafael pages; Walnut Creek and Concord code text came from a third-party mirror, so confirm it with the city.
- Everything elseUC Berkeley’s Environmental Design Archives, USModernist, Visit Concord, Oakland Heritage Alliance and Dwell.
We found no documented Eichler tract in Novato, Greenbrae or Santa Venetia; Novato’s Lynwood Park, Orchard Park and Ferris Gardens are modern tracts by others that are sometimes mistaken for Eichlers. The Claude Oakland firm’s project index lists houses for San Ramon and an Orinda lot, but we found no built Eichler tract in San Ramon, Orinda or elsewhere in Contra Costa County. We found no documented Eichler tract in Hayward, San Leandro, Fremont, Pleasanton, Livermore or Santa Cruz County; homes in Fremont’s Southpark area are sometimes called Eichler look-alikes. Eichler’s company also sold homes as J.L. Eichler Associates and Nonpareil Homes late in his career; those count here. Listing data comes from the MLS: sales and listings above are ones whose listings mention Eichler, deduplicated by address, so homes that sold privately or whose listings don’t say Eichler won’t appear.

Nearby, but not Eichlers
These sit inside or next to Eichler tracts but weren’t built by Eichler.
- Alliance homes, Terra LindaAbout 200 modern 1954–1955 houses with sloped plank ceilings, next to the Eichler sections and sometimes marketed as Eichlers.
- Lynwood Park, Orchard Park and Ferris Gardens, NovatoModern tracts by other builders and architects that are sometimes mistaken for Eichlers.
- Jordan & Reed ranch houses in Rancho San MiguelAbout 150 conventional ranch houses mixed in among the Eichlers.
- Brown & Kauffmann homes in Sequoyah HillsBuilt alongside the Oakland Eichlers in the same subdivision, generally larger.
- Fremont’s Southpark areaSometimes called Eichler look-alikes; we found no source showing Eichler built there.

Buying a tract Eichler
- Which tract is it, really?Confirm it from the recorded tract map, the permit history or the county, not the listing. Many of these tracts mix Eichlers with other builders’ houses on the same streets.
- Radiant heatMost Eichlers were built with hot-water radiant heat in the slab. Ask whether the original system still runs, was repaired or was replaced, and have a radiant-heat specialist look before you remove contingencies.
- The roofLow-slope roofs and their insulation are the most common upgrade. Ask for the roof’s age, material and permits.
- Glass and wallsOriginal single-pane glass and thin wall panels are typical. Ask what was upgraded and whether it was permitted.
- City rules differWe found no Eichler-specific city rules in the East Bay; Sequoyah Hills has homeowners association review, and Marin’s Eichler neighborhoods have their own associations and county rules. Check the parcel with the city or county before you plan changes.

Own an Eichler, or want one?
We’ll tell you which tract a house is in, who designed it and what the last sales on its streets mean for price. We represent buyers and sellers in Santa Clara County, bay-side San Mateo County and San Francisco, and we track Eichlers across the Bay Area. Commissions are negotiable, and we offer bundled services, so ask us what’s included.
