New-home sales the builder handled directly may not appear in the MLS, and many resales don’t name the builder. Sales come from the MLS records available to us and include every sold listing whose description names the builder, so a few homes may be labeled by the listing agent rather than confirmed from tract records. Sold data is shown with the listing brokerage. Price per square foot uses the living area in the listing. Ask us for a full comparable-sales report on any address.

- HOAsHuntington is a condominium community and Asana has a clubhouse and green, so ask for the CC&Rs, budget and reserve study. Check whether the Gilroy and Morgan Hill single-family tracts have an association.
- Special taxesCheck the tax bill for community facilities district lines; we couldn’t confirm whether these tracts pay one.
- Warranty and SB 800California’s Right to Repair Act generally limits defect claims to 10 years after completion, so Asana and Huntington homes are inside that window and the late-2000s and early-2010s homes are past it.

Buying or selling one
What we check when you buy
- Which community? We match the address to its community and plan, since Cimarron, Ladera Vista and Asana are different homes to own.
- Completion dateWe confirm when the home was finished, which sets the comparables and the warranty window.
- HOA and tax reviewWe read the HOA budget and reserves and check the tax bill for special taxes.
- The right comparablesWe compare against the same plan in the same community first.
How we market one when you sell
- Name the communityBuyers search for Cimarron, Jasper Park and Asana by name, so we lead with them.
- Paperwork up frontWe gather HOA, solar and warranty documents early.
- Prep with a planOur Prep Lab budgets repairs and refresh before you list.
- Price from real salesWe price from recent sales of similar homes nearby.
