the story

How Santa Teresa & Bernal came to be

The hills on the south edge gave the area its name. Santa Teresa County Park covers the slopes beyond the city line, and the park's friends group dates Rancho Santa Teresa to 1826 and José Joaquín Bernal; it says the ranch house at the county's Bernal-Gulnac-Joice Ranch was built in 1858, that the county acquired the property in 1986, and that the ranch opened to the public on June 29, 2002. The city park layer lists a small Bernal-Gulnac-Joice Ranch parcel at Manila Dr and Camino Verde Dr, on this guide's south edge. Bernal Rd, the east edge, shares the family name.

The houses came in a run of tracts over about a decade. City annexation records show San Jose taking in the land in pieces between 1960 and 1980, and city sewer records date most street mains to 1965-1974. City tract records list 31 recorded tract maps, which is why street names come in clusters: Catamaran St, San Anselmo Way and El Portal Way in one group, wine names around Vineyard Dr (Muscat Dr, Pinot Ct, Sherry Ct, Moselle Dr) in another, and Heaton Moor Dr, Bromley Cross Dr, Endmoor Dr and Aintree Dr in a third.

The city's association map lists the Santa Teresa Bernal and Rancho Santa Teresa neighborhood associations here. Between Via del Oro and Bernal Rd, north of Santa Teresa Blvd, the land is office and industrial park: the city maps it as the Old Edenvale employment area and puts urban villages without approved plans at Santa Teresa Blvd's corners with Cottle Rd and with Bernal Rd.

streets and homes

The streets and the houses

West of San Ignacio Ave, the Rancho Santa Teresa streets run south from Santa Teresa Blvd: Catamaran St, San Anselmo Way, El Portal Way, Los Palmos Way, Castillon Way, El Molino Way, Purple Hills Dr, Cresta Vista Way and Prague Dr, with Solano Dr, Esteban Way, Moraga Way and Encinal Dr toward Cottle Rd. East of San Ignacio Ave, Martinvale Ln, Vineyard Dr, Arbor Valley Dr, Burning Tree Dr and New River Dr fill the blocks to Bernal Rd. Along the hill edge, Camino Verde Dr, Manila Dr, Heaton Moor Dr and the east end of Curie Dr back onto the county park.

On the county parcel map most homes sit on lots of about 6,000 to 7,000 sq ft. Lots run a little larger on Manila Dr and Bodega Way and smaller on Brookmere Dr and Matthew Ct near Cottle Rd. Expect single-story ranch plans and two-story tract plans from the late 1960s and early 1970s, many remodeled; Camino Verde Dr has a small condominium complex, which the association map lists as Camino Verde Estates.

About a third of the land is zoned R-1-8 single-family and about a quarter is industrial park (the Great Oaks Blvd and Las Colinas Ln office land north of Santa Teresa Blvd). The rest is schools, open space and planned-development parcels.

Buying or selling in Santa Teresa & Bernal: what we check

Buying here

  • Hillside map layers apply on the south side. The city's Wildland-Urban Interface map covers about a third of the area (roughly 1,190 addressed parcels, including Burning Tree Dr, Vineyard Dr, Martinvale Ln and Heaton Moor Dr), and the state's 2025 fire hazard map puts about 230 parcels near the hill line, mostly on Heaton Moor Dr, Manila Dr, Brookmere Dr, Endmoor Dr and Curie Dr, in a Moderate zone. Read the natural hazard disclosure.
  • State liquefaction zones cover nearly all the valley streets; state landslide zones touch only a few parcels on Heaton Moor Dr and Norred Ct. Ask for geotechnical reports on hillside lots and for additions.
  • A few parcels on Norred Ct and Heaton Moor Dr sit outside the Urban Growth Boundary at the park edge; check what can be built on any lot that backs onto the hills.
  • Most homes date to 1965-1976: check the electrical panel, original plumbing, roof age, sewer lateral and permits for additions. FEMA maps show Zone D (undetermined) across the area.
  • The urban villages at Santa Teresa Blvd and Cottle Rd and at Santa Teresa Blvd and Bernal Rd have no approved plans yet; homes near those corners and near the office land on Great Oaks Blvd could see new proposals.

Selling here

  • Lead with the setting: straight-line distance to the county park edge and to Santa Teresa light rail, stated as approximate.
  • Have the fire map, WUI and natural hazard disclosure results ready for streets near the hill line.
  • Gather permits for any added rooms or second stories, common in these 1960s-70s plans.
  • Name the tract (for example Rancho Santa Teresa) in the listing remarks, since buyers search by those names.
