Room for an RV, a boat or a third car is hard to find in Silicon Valley, where the typical house sits on a lot of about 6,490 sq ft. How many houses here sell with RV or boat parking, or with a garage for three or more cars, and what do they cost? From the listing descriptions of all 21,740 houses sold in 31 Silicon Valley cities in the two years to October 27, 2026, 514 mentioned RV, boat or trailer parking and 1,097 a garage for three or more cars.

The short answer

  • RV or boat parking: median $1.73M, median lot 7,700 sq ft (all houses: 6,490 sq ft); about the same per square foot as the typical house in the same city; 59% sold over asking.
  • Three-car garage or bigger: median $2.8M, median 2,980 sq ft, median lot 11,650 sq ft; 7% less per square foot than the typical house; 52% sold over asking.
  • Most RV-parking sales: San Jose (277), Gilroy (41), Morgan Hill (39), Santa Clara (29) and Campbell (21).
  • Most three-car-garage sales: San Jose (346), Morgan Hill (142), Gilroy (124), Saratoga (60) and Los Gatos (56).

Before you buy for the RV

  • Check the city’s parking rules. Many cities limit where an RV, boat or trailer can be kept: on the street, in a front driveway, or only in a side or back yard behind a fence. The rules differ city by city, so read the municipal code or ask the city before you write an offer.
  • Check any HOA rules (CC&Rs), which can be stricter than the city’s.
  • Measure the gate opening, the side yard, the turn from the street, and the clearance under trees and wires.
  • Three-car garages can be side by side or tandem (one car behind another); some have been converted to living space, so check the permits.

How we counted

Closed sales of houses (MLS property type “single family home”) between October 28, 2024 and October 27, 2026 in 31 cities of Santa Clara and San Mateo counties, reported to the MLS and read through the IDX feeds that power our home search, with repeat records from different feeds removed (normalized address plus sale date). A house counts when its listing description says so, so the true number is higher than shown. Price per square foot uses sales with 400 sq ft or more; “vs. its city” compares each sale’s price per square foot with the median for all houses in its own city (cities with at least 30 such sales). Past sales aren’t a forecast or the value of any one home.
