City Ventures homes

Craig Atkins and Mark Buckland founded City Ventures in 2009 to build infill homes, and it opened its first Silicon Valley community in Sunnyvale in 2011 with all-electric townhomes and solar included. It has since built in Morgan Hill, Milpitas and San Bruno, with more planned in Sunnyvale. Here’s what the records confirm and what the homes resell for.

  • HOAs and CC&RsThese are townhome-style condominiums with associations. Ask for the CC&Rs, budget, reserve study and who handles the roofs.
  • Solar ownershipConfirm whether the panels are owned, the net-metering plan and the inverter’s age, and who repairs the roof under the panels.
  • Below-market-rate resale limitsPinnacle and the Sunnyvale projects include below-market-rate homes, which carry recorded resale limits. Check title before using a sale as a comparable.
  • Warranty and SB 800California’s Right to Repair Act generally limits defect claims to 10 years after completion, so the 2025–26 communities are well inside that window and the 2011–14 ones are past it.

questions

Questions we hear

Who founded City Ventures?

Craig Atkins and Mark Buckland, who began operations in early 2009, according to the Orange County Business Journal. Ares Management became majority owner in 2010. The company says it is based in San Francisco and Irvine.

Do City Ventures homes come with solar?

The company has marketed solar as standard since 2011, and its 2026 announcements say the panels are owned. On a resale, confirm ownership and the net-metering plan in the disclosures.

Where has City Ventures built here?

Sunnyvale’s Fair Oaks Collection (2011), the Monterey Collection (2013) and The Gates (2026) in Morgan Hill, Pinnacle in Milpitas (2025) and The Highlands in San Bruno (2026), with two Sunnyvale projects planned.

Is a City Ventures home still inside the defect window?

California’s Right to Repair Act generally allows defect claims for up to 10 years after completion, so homes from 2011 to 2014 are past it and the 2025–26 homes are well within it.
