Silicon Valley midmods, beyond Eichler

Eichler wasn’t the only one. From the late 1940s to the early 1970s, Mackay, Stern & Price, Mardell, Bohannon, Ditz-Crane, Bahl and others built mid-century tracts across Silicon Valley and the Peninsula, some to designs by Cliff May or Anshen & Allen. These are the 34 we’ve documented, with years, home counts, builders and live midmod sales.

Who built what, when

Each bar is a tract, placed by the years it was built. The early-1950s wave brought Stern & Price, Bohannon and Mackay; in the late 1960s Ditz-Crane was finishing Waverly Park and Bahl started its courtyard homes. Bars that run off the right edge kept going past 1975.

Monta Loma holds three mid-century tracts side by side: Eichler’s Fairview, Mackay’s Oakwood and Mardell Manor. The Mackays and Mardells aren’t Eichlers, though listings sometimes call them that.

the sources

How we built this list

Every row comes from our Builder Files research. Where city or county records document a tract, we use them; where only listings name the builder, the row says so. A dash means we haven’t confirmed it.

  • Builder FilesEach builder’s page lists the city, county, archive and news records behind its tracts.
  • Santa Clara CountyIts index of recorded tract maps, which names Bohannon’s company on the Westwood maps.
  • Monta Loma Neighborhood AssociationIts home-styles page on the Oakwood tract and how Mackays compare with Eichlers.
  • ListingsUsed only where nothing else names the builder, and marked “per listings.”

Live figures come from the MLS: sales and listings whose descriptions call the home mid-century or midmod, leaving out ones marketed as Eichlers, deduplicated by address. They cover whole cities, not just these tracts, and homes that sold privately or whose listings don’t use those words won’t appear.

the builders

The builders and architects

Each has its own Builder File, with every recorded sale and how to spot one of their houses.

  • Stern & Price1951–1953: Rancho Rinconada in Cupertino, to Cliff May’s designs, and a south Palo Alto tract.
  • Cliff May1950s: the self-taught designer behind the California ranch house, who designed Rancho Rinconada.
  • Mackay1950s: modern tracts in Santa Clara and Mountain View by Anshen & Allen, the architects behind many Eichlers.
  • Mardell1955–1959: Mardell Manor, the last of Monta Loma’s three mid-century tracts.
  • Bohannon1936–1955: the Westwood tracts in Santa Clara and Mayfair Heights in San Jose.
  • Ditz-Crane1962–1984: Waverly Park in Mountain View, 314 homes built from 1962 to 1967.
  • Hayman1960s–1970s: ranch homes around Gest Ranch and Miramonte in Mountain View, per listings.
  • Bahl1968–1986: courtyard homes in Sunnyvale and Mountain View from 1968.
  • Brown & Kauffmann1960s–1981: Rinconada Hills in Los Gatos.
  • Doelger1927–1960s: Westlake in Daly City.
  • Gellert (Sunstream)1922–1972: Midtown Terrace in San Francisco and Serramonte in Daly City.
  • Stoneson1920s–1960s: Millbrae Meadows.
  • Anshen & Allen1940s–1960: Eichler’s first architects, who also designed tracts for other builders.

the nerd check

Buying a midmod tract home

  • Which tract is it, really?Confirm the builder from the recorded tract map or city records, not the listing. Listings call many flat-roofed houses Eichlers, and in Monta Loma Mackays, Mardells and Eichlers sit side by side.
  • Slab or crawlspaceThese tracts were built both ways; in Mackay’s Oakwood tract almost half the houses are on slabs and the rest on raised foundations. It changes the inspection and what a remodel costs.
  • Original heatWall furnaces, forced air and radiant heat in the slab all turn up in mid-century tracts. Ask what’s there now and have it inspected.
  • Roof, glass and wallsLow-slope roofs, single-pane glass and thin walls are common in houses from the 1950s and 1960s. Ask what was upgraded and whether it was permitted.
  • City rulesSome tracts carry single-story zoning or design guidelines. Check the parcel with the city’s planning department before you plan changes.
