- What counts as another midmodA single-family sale whose listing calls the home mid-century or midmod without marketing it as an Eichler. That takes in Mackays, Stern & Price ranches and custom mid-century houses, and also some newer houses with mid-century styling.
- Price per square footUses the square footage in each listing, which can differ from county records, especially after additions.
- Medians, deduplicatedA median is the middle sale, so one unusual sale moves it less than an average would. The same home listed through two MLS feeds counts once.
- Your house isn’t the medianTract, model, lot, condition and remodel quality move prices more than the label does. For a specific house, we’ll pull the closest comparable sales, Eichler or not.
