the story

How Evergreen Village & Chaboya came to be

The name Evergreen goes back to the farm years. A 1922 county history says the district took its name from the oaks that covered the Yerba Buena Rancho grant, to which Antonio Chaboya received U.S. title in 1858; it lists prunes, apricots and peaches as the main crops and notes a store that opened in the village in 1868 and a school district formed in 1866. Chaboya Rd and Chaboya Middle School share that name. The city's historic inventory keeps a few buildings from those decades, including an 1870s Gothic Revival farmhouse on San Felipe Rd that is a city landmark and a former winery on Aborn Rd dated between 1924 and 1940 (both private, no public access).

Two public places on the south side predate the tracts. Montgomery Hill, near the Evergreen Valley College entrance east of San Felipe Rd and Yerba Buena Rd, is a California Historical Landmark (registered in 1966) marking the site of the 55 successful flights of John J. Montgomery's 'aeroplane', and the city's Montgomery Hill Park covers about 74 acres there. Evergreen Valley College opened on September 3, 1975, on 155 acres beside what the college calls a two-lane country road known as San Felipe.

Most of the homes came with the Evergreen Specific Plan. The state environmental record shows the city's notice of preparation received in January 1991 for the 'Evergreen Specific Plan/Quimby Road High School': 865 acres around Quimby Rd and Ruby Ave, about 3,000 homes on 700 acres and planned-development zoning, with Quimby Creek and Fowler Creek listed as the waterways. Evergreen Valley High opened on Quimby Rd in 2002, and the Village Square Branch Library opened at Evergreen Village Square on April 16, 2016. A 2010 filing for a 14.6-acre former winery site at Ruby Ave and Aborn Rd put the plan's residential cap at 3,031 units.

streets and homes

The streets and the houses

The plan area fills the flat and gently rising land east of Ruby Ave: Evergreen Village Square sits on the east side of Ruby Ave just south of Aborn Rd, off Classico Ave, and the tracts spread east along Fowler Rd, Delta Rd, Altia Ave and Cortona Dr. Street names borrow from European places and figures: Michelangelo Dr, Louvre Ave, Voltaire St, Tuscany Cir, Napoli Loop, Verona Rd and Rue Mirassou. Lots are small and the zoning is planned development, so check each tract's PD permit and HOA for what you can change. Many small parks here (Vineyard Lake Park, Tapestry Park, Altia Corridor Park, numbered pocket parks) are listed on the city's parks layer under Community Facilities Districts No. 2 and No. 3, which are special-tax districts.

The north part, between Ruby Ave and Quimby Rd, holds Evergreen Valley High, Carolyn A. Clark Elementary and streets such as Chemin De Riviere, Rue Mirassou and Arcade Ave, with Murillo Park off Murillo Ave. In the south part, Falls Creek Dr, Paseo De Arboles, Middle Park Dr and Littleworth Way run toward Yerba Buena Rd, the college and Montgomery Hill Park. East of the tracts the land rises into ranch country on Quimby Rd, Chaboya Rd, Fowler Rd, Aborn Rd's upper end and Old Yerba Buena Rd; the General Plan's growth-area layer marks about 370 acres of that foothill land near Fowler Rd and Yerba Buena Rd as the 'Evergreen Campus Industrial' employment area.

City line, street by street (county road records and the county city-limits map). Unincorporated Santa Clara County land: Chaboya Ct, Chaboya Hills Ct, Casa De Fernandez Ct, Quartuccio Way and the upper part of Chaboya Rd; Quimby Rd above the city edge; the upper end of Aborn Rd with Lazy Ln and Ranch Rd; the upper parts of Fowler Rd and Conrad Reservoir Way; and the east part of Old Yerba Buena Rd. County land is about 62% of the outline, almost all of it hill land, and county planning and building permits apply there. The plan-area tracts, the college, the high school and Evergreen Village Square are City of San Jose.

Buying or selling in Evergreen Village & Chaboya: what we check

Buying here

  • Special taxes: many of the parks and landscaped areas here are maintained through city Community Facilities Districts No. 2 and No. 3. Check the property tax bill for the special-tax line and ask the seller for the latest amount.
  • Planned development: lots are small and most tracts were built under PD zoning with their own permits and HOAs. Before planning an addition or ADU, check the PD permit and HOA rules.
  • Hillside hazards: about 52% of the outline is in a state landslide zone and about 15% in an Alquist-Priolo earthquake fault zone, mostly in the hills; the city's Wildland-Urban Interface covers about 72%. CAL FIRE's 2025 map puts much of the county hill land in High zones and some streets near the hills in Moderate or High zones. Read the natural hazard disclosure for the exact address.
  • County parcels: on Chaboya Ct, Chaboya Hills Ct, Casa De Fernandez Ct, Quartuccio Way, Lazy Ln, Ranch Rd and the upper parts of Quimby, Chaboya, Aborn, Fowler and Old Yerba Buena roads, expect county permits and possibly a well or septic system; confirm on the county parcel record.
  • About 67% of the outline lies outside the city's Urban Growth Boundary, and new projects in Evergreen fall under the city's Evergreen-East Hills Development Policy (December 2008), which ties added development to traffic capacity and fees.

Selling here

  • Have the CFD special-tax amount, HOA documents and dues ready; buyers here compare them across tracts.
  • On county parcels, gather well, septic and county permit records before listing.
  • Order the natural hazard disclosure early, especially for homes near the hill edge.
  • Walking distance to Evergreen Village Square, the library and the creek trails is a fact buyers ask about; measure it from the address.
