how to spot one
What the homes are like
From city filings, news reports and the company’s descriptions.
- sites
Near light rail
Most local communities are three-story townhomes on infill sites near light rail: Capitol Station, Centered on Capitol, Velocity and SP78.
- detached
Detached homes too
Momentum at PACE has three-story detached homes. Harmony has two-story detached homes, each with two garage and two driveway spaces, per the city’s environmental filing.
- architect
KTGY on two projects
KTGY Architecture + Planning is credited with SP78 and Velocity at Pace. Architects for the other communities aren’t on record.
- solar
Solar after 2020
California has required solar on most new low-rise homes permitted since January 1, 2020. Whether a Trumark home has it, and who owns it, depends on its permit date and contract.

New-home sales the builder handled directly may not appear in the MLS. Sales come from the MLS records available to us and include every sold listing whose description names the builder, so a few homes may be labeled by the listing agent rather than confirmed from tract records. Sold data is shown with the listing brokerage. Price per square foot uses the living area in the listing. Ask us for a full comparable-sales report on any address.

- HOAsThe townhome communities have homeowners associations. Ask for the CC&Rs, budget, reserve study and insurance before you commit.
- Special taxes in the Milpitas transit areaThe city has a community facilities district in the transit area. We couldn’t confirm whether PACE homes pay it, so check the tax bill for special-tax lines.
- Warranty and SB 800We found no published Trumark warranty terms. California’s Right to Repair Act generally limits construction-defect claims to 10 years after completion and requires notice to the builder first.

- The right comparablesWe compare against the same plan in the same community first.
