the story

How Basking Ridge & Shady Oaks came to be

Coyote Creek runs down the west side of this guide, and the county's Coyote Creek Parkway follows it from Hellyer County Park, which touches the north end, south toward Metcalf Rd. The older houses are along Coyote Rd on the creek's east bank: city sewer records date Pebbletree Way, Hassinger Rd, Northgate Dr, Broderick Dr, Crosslees Dr, Tigerwood Way and Fontanelle Dr to about 1972-1980. City annexation records show most of this land joining San Jose in 1964. The city's association map lists the Coyote Creek and Basking Ridge neighborhood associations.

City sewer records date the business-park streets on Hellyer Ave, Silver Creek Valley Rd, Rue Ferrari and Silicon Valley Blvd to about 1986; the city's Growth Areas map calls this land the New Edenvale employment area. Basking Ridge came next on the slope to the south: a 1995 annexation and city sewer records date Chelsea Crossing, Promenade Ln, Danna Ct and Knollcrest Ave to about 1995-1997, Basking Ridge Ave and Alyssa Dr to about 2001, Piercy Rd to about 2004 and the hilltop streets (Longhill Way, Windcliff Ln, Goldenspur Lp, Crestridge Ct, Long Valley Ter) to about 2006.

Schoolhouse Rd, where Ledesma Elementary sits, dates to about 2013 in sewer records, and new streets have kept arriving at the north end (the Century streets off Hassinger Rd about 2016, Scarlett Way about 2019). About 62% of the area, mostly the open hillside, is outside the Urban Growth Boundary, and about a third of the land is zoned open space.

Buying or selling in Basking Ridge & Shady Oaks: what we check

Buying here

  • Fire: the city's Wildland-Urban Interface map covers about 96% of the area, and the state's 2025 map puts about 340 addressed parcels in High zones (Basking Ridge Ave, Goldenspur Lp, Longhill Way, Crestridge Ct, Esplanade Ln, Windcliff Ln, Long Valley Ter, Cerro Crest Dr, Bella Calais Way and parts of Hellyer Ave and Scarlett Way) and about 380 in Moderate zones. Ask about defensible-space work and read the natural hazard disclosure.
  • Landslide: state landslide zones cover about 29% of the area and touch about 65 parcels on the hilltop streets (Gravina Lp, Crestridge Ct, Goldenspur Lp, Long Valley Ter, Longhill Way, Chelsea Crossing); ask for geotechnical reports and HOA slope-maintenance records.
  • Liquefaction: state liquefaction zones cover the creek-side streets (Fontanelle Dr, Pebbletree Way, Crosslees Dr, Hassinger Rd, Piercy Rd and Hellyer Ave among them). FEMA maps a narrow Zone AE strip along Coyote Creek; check the exact address on FEMA's map service.
  • HOA documents: most Basking Ridge homes are in homeowners associations; read the CC&Rs, budget and reserve study and check current dues.
  • County parcels on Piercy Rd, Hellyer Ave, Tennant Ave and Silver Creek Rd follow county permit rules; about 62% of the area is outside the Urban Growth Boundary, so check zoning before planning any lot change on the hillside.

Selling here

  • Lead with the setting: straight-line distance to Basking Ridge Park, Shady Oaks Park or the Coyote Creek Trail, stated as approximate.
  • Have fire-zone, landslide and HOA document packages ready early for the hillside streets.
  • For the 1970s Coyote Rd houses, gather permits for remodels and additions and any sewer-lateral work.
  • State the ZIP and school district plainly: 95111 on the Coyote Rd streets and 95138 in Basking Ridge, both Oak Grove and East Side Union High.
