the story
How Mount Pleasant came to be
The name is shared with the Mount Pleasant Elementary School District, which dates itself to 1865, when it opened as a single school within the Pala Rancho; the first one-room schoolhouse was portable and was rolled between farm areas as needed. From 1915 to 1955 the school used a four-room building on Mt. Pleasant Rd that still stands, now a private lodge hall (district history page).
The flat land filled with tracts in the 1950s and 1960s. City sewer records date the mains on Torrance Ave, Griffith St, Lochner Dr and Candler Ave to 1952-1954, the mountain-named streets north of Mt Pleasant Rd to 1958-1959, Columbine Dr and Marten Ave to 1961-1962 and Coldwater Dr, Sylvan Dr and Park Pleasant Cir to 1964. The hillside streets off Mt Pleasant Rd (Pleasant Crest Dr, Pleasant Knoll Dr, Estate View Way, Westview Dr) followed in 1981. City annexation records show the land joining San Jose in small pieces from 1958 on; the blocks around Candler Ave, Lochner Dr and Vernice Ave came in as late as 1985 ('Story No. 36') and the Pleasant Crest Dr hillside in 1980 ('Hillview No. 67').
The district's list of past schools includes Fred Marten Elementary on Story Rd (1957-1992) and Foothill Intermediate (1966-1989), whose Flint Ave campus is still a district school site. Above the last tract streets the land stays rural: about 80% of the outline is unincorporated county land, and about 79% lies outside the city's Urban Growth Boundary (city and county layers).

Buying or selling in Mount Pleasant: what we check
Buying here
- City or county: check the parcel's jurisdiction on the county assessor map before planning work. County parcels use county planning, zoning and building permits, and some rural parcels may have private wells or septic systems; ask for records.
- Hillside hazards: state landslide zones cover about 52% of the outline and touch upper streets such as Westview Dr, Pleasant Acres Dr, Holderman Dr and Ruby Ave; an Alquist-Priolo fault zone covers about 8%, along Clayton Rd and Mt Pleasant Rd and streets such as Flint Creek Dr, Columbine Dr, Marten Ave, Pleasant Crest Dr and Pleasant Knoll Dr. Read the natural hazard disclosure and any geologic report.
- Fire: CAL FIRE's 2025 map puts about 74% of the outline in a State Responsibility Area High zone, and Local Responsibility Area High or Moderate zones reach upper city streets (Flint Creek Dr, Columbine Dr, Fall Ave, Pleasant Crest Dr, Pleasant Knoll Dr, Westview Dr, Marten Ave). The city's Wildland-Urban Interface covers about 78%. Ask about defensible-space rules and insurance early.
- About 79% of the outline is outside the Urban Growth Boundary, so hill parcels have limited development potential; confirm lot-split and ADU options with the city or county before counting on them.
- Flood: the city's FEMA layer shows mostly Zone D, with small Zone AO areas along Candler Ave, Lochner Dr, Mt Vista Dr and Sienna Dr. Check the exact address on FEMA's map.
Selling here
- State whether the home is City of San Jose or unincorporated county land, and gather permits from the right agency.
- Order the natural hazard disclosure early; landslide, fault and fire zones vary from street to street here.
- Name the elementary district (Mount Pleasant, Alum Rock Union or Evergreen) for the address; buyers compare it.
- List upgrades with dates (roof, panel, sewer lateral, and well or septic records for rural parcels).
