Blog > Silicon Valley Home Prices by Neighborhood: Ten Years of Change
How much have house prices moved in ten years, neighborhood by neighborhood? For each of the 25 city series we compared the single-family houses that sold in the two years to October 27, 2016 with those that sold in the two years to October 27, 2026 (MLS records we can read, repeat records removed), placed inside the outlines of our neighborhood guides. 384 guides had at least 8 house sales in both periods, enough to compare. Figures are median price per square foot, as recorded, not adjusted for inflation.
The short answer
- Biggest change: Midtown & Main Street in Milpitas ($528 to $1,202, +128%), Norwood & Lake Cunningham in San Jose ($427 to $908, +113%) and Hazelwood in Campbell ($688 to $1,431, +108%).
- Smallest: Southern Hills & Bayshore in Daly City ($612 to $707, +15%) and Southgate in Palo Alto ($1,599 to $1,856, +16%).
- 18 of the 384 guides at least doubled their median price per square foot; Loyola Corners in Los Altos rounds to +100% but fell just short ($946 to $1,891).
- By city, Milpitas ($535 to $1,016, +90%) rose most and Daly City ($579 to $807, +40%) least.
- It’s not the same houses. These are the houses that happened to sell in each period, so rebuilds, remodels and new construction push a neighborhood’s number up.

City by city
Every house sale in each city series (both towns where a series covers two), with the guide that changed most. Each city opens its own post, which compares every guide with at least 8 house sales in both periods.
Not here: San Francisco, because our records cover it fully only from 2022 (see its price-per-square-foot ranking), and Atherton, Woodside, Portola Valley and Hillsborough, which have neighborhood guides but no full city data series; their posts (Atherton, Woodside and Portola Valley; Hillsborough) cover five years of house sales.
Reading it right
- These are different houses in each period. A neighborhood where many older houses were rebuilt or expanded shows a bigger jump than one where the same kinds of houses keep trading.
- Not adjusted for inflation. Prices are the recorded sale prices.
- Older sales come from fewer records. For 2014–16 our records hold one MLS’s sales, so the “then” counts in Daly City, South San Francisco, Milpitas and a few other cities are lower than the sales that closed; using that MLS alone for “now” changes the city medians by about 2% or less.
- Price per square foot moves with size, and smaller houses usually sell for more per foot.
- Small samples swing. Every row shows its sale counts.
- Some guides overlap, and a sale inside two outlines counts in both, as in the city posts.
- Past prices aren’t a forecast or the value of any one home.

The Home Price History charts city-wide prices since 2012, and the Then & Now Calculator works out what a past purchase price would be today. For today’s prices by neighborhood, see Silicon Valley neighborhoods ranked by price per square foot, where homes sell furthest over asking, what a 3- or 4-bedroom house costs, where houses still sell under $2M, where $5M+ houses sold and condo and townhome prices. Every guide’s figures are in the Data Library (PN-DS-30) as a CSV download. Every city’s data posts are on one page.
