Silicon Valley Condos and Townhomes: What They Cost, Neighborhood by Neighborhood (2026)
by
What do condos and townhomes sell for, neighborhood by neighborhood? In the two years to October 27, 2026, 8,416 condos and townhomes sold in the 27 cities and towns of Santa Clara and San Mateo counties where we have neighborhood guides and a full city data series (MLS records we can read, repeat records removed). Monte Sereno and Los Altos Hills had none. We placed each sale with a map position inside the outlines of our neighborhood guides; 184 guides had at least 10 sales, enough to rank here. Each city’s own post splits townhomes from condos and shows prices by bedrooms; 9 of them also break out ZIP codes.

San Francisco, for comparison: 4,623 condos and townhomes sold in the same two years, with a median of $1.2M ($1,036 per sq ft); see San Francisco condos and townhomes. Atherton, Woodside, Portola Valley and Hillsborough are left out: they have neighborhood guides but no full city data series.
Reading it right
- Townhomes and condos differ. A townhome usually has its own entrance and no unit above or below; a neighborhood’s median moves with its mix of the two, and with unit sizes.
- Prices don’t include HOA dues, which vary a lot from one complex to the next; compare the monthly cost, not just the price.
- Small samples swing. Every row shows its sale count.
- Some guides overlap, and a sale inside two outlines counts in both, as in the city posts.
- Past sales aren’t a forecast or the value of any one home.
How we counted
Closed sales of condos and townhomes (by MLS property type) in the two years to October 27, 2026, reported to the MLS and read through the IDX feeds that power our home search, with repeat records removed, placed inside each neighborhood guide’s outline by map position. The same numbers appear on each neighborhood guide’s “condos & townhomes” row; each city’s condo and townhome post has the city-wide figures by type and bedrooms (9 also by ZIP code).
Go deeper
The HOA Lab shows condo and townhome dues by city, and Condos vs. Houses compares price per square foot. Across every city we cover, neighborhood by neighborhood: where houses still sell under $2M, what a 3- or 4-bedroom house costs, sale vs. asking and ten years of price change. Every city’s data posts are on one page. For what features add, see condo and townhome features ranked, end-unit townhomes and top-floor condos and new-construction townhomes and condos.
