the story

How Evergreen Estates & Meadowlands came to be

This corner of Evergreen began as farm and vineyard land at the foot of the eastern hills. A 1922 county history says the Evergreen district took its name from the oaks that covered the Yerba Buena Rancho grant, and The Villages describes its own site as a former hillside vineyard and winery. The city's historic inventory keeps several traces: a ranch complex on San Felipe Rd dated from 1850 to 1913 that is a city landmark, the site of a Victorian mansion from about 1901 to 1908 (also a city landmark, now inside the private Villages community), and two early-1900s ranch houses on San Felipe Rd. All are private, with no public access, except the city's Metzger Ranch House parcel (below).

San Jose annexed the land in pieces. City annexation records show 'Evergreen No. 1-B' (April 22, 1960) covering about a third of the outline, including the Estates blocks along San Felipe Rd, with more pieces through 1966 and the Meadowlands land in 'Evergreen No. 176' (July 8, 1992). The city's tract layer dates two tract maps in the Meadowlands area to 1996: 271 lots around Heartland Way, Livery Ln and Castle Canyon Way, and 168 lots around Running Springs Rd and Grand Oak Way.

streets and homes

The streets and the houses

The Estates blocks sit just east of San Felipe Rd below Yerba Buena Rd, on short streets that carry the name: Park Estates Way, Silver Estates, Knights Estates, Harvest Estates, Willow Estates, King Estates and Shadow Estates, with Sunny Creek Dr and Sunny Orchard Ln nearby. The city's tract layer shows tracts of 171 and 129 lots here. Evergreen Park and the Evergreen Community Center anchor the north end at 4860 San Felipe Rd.

South along San Felipe Rd, the Meadowlands streets (Meadowlands Ln, Royal Meadow Ln, High Meadow Ln, Grand Meadow Ln, Scenic Meadow Ln) and the 1996 tracts on Running Springs Rd, Heartland Way and Castle Canyon Way climb toward the open hills, with Scenic Meadows park and the Richmond Ranch open-space parcels between them. These are single-family tract streets; much of the land is zoned planned development, and about 39% of the outline sits outside the city's Urban Growth Boundary as hillside.

The Villages fills the middle, entered from The Villages Pkwy off San Felipe Rd, with The Villages Fairway Dr running through it and streets such as Lake Albano Cir, Wine Valley Cir, Chenin Blanc Ln and Riesling Way. It is private and gated, so its streets are not public, and its recorded CC&Rs set an age rule that buyers should read. All the developed land in this guide is City of San Jose; the open ridge land to the east (about 30% of the outline) and the east end of Villa Vista Rd are unincorporated Santa Clara County land, with county planning and permits.

Buying or selling in Evergreen Estates & Meadowlands: what we check

Buying here

  • The Villages: read the recorded CC&Rs (including the age rule), the association budget and rules, and check current dues before you write an offer. Confirm which association and which CC&Rs cover the unit or lot.
  • Fault and slope: a state Alquist-Priolo earthquake fault zone covers about a fifth of the outline and state landslide zones about 31%. Read the natural hazard disclosure; a geologic report may be required for additions in a fault zone.
  • Fire: the city's Wildland-Urban Interface covers essentially all of this guide, and CAL FIRE's 2025 map puts parts of the developed streets in the High fire hazard severity zone. Ask about defensible-space rules, roof and vent upgrades, and insurance quotes early.
  • Special districts: the city lists the Richmond Ranch open space under a city maintenance district (MD 15). Check the property tax bill for special assessments.
  • Flood: almost all of the outline is FEMA Zone D (not studied), with a small Zone A strip; check the FEMA map for the address.

Selling here

  • In The Villages, order the association resale package early and confirm which association and CC&Rs apply to the unit.
  • Order the natural hazard disclosure at listing; buyers here look first at the fault-zone, landslide and fire-zone lines.
  • On the Estates and Meadowlands streets, document permits for additions, decks and retaining walls.
  • Gate access for showings inside The Villages needs a plan with the association.
