the story
How Cataldi Park & Cherrywood came to be
This is the middle of the old Berryessa district. An 1888 county history described orchards on Capitol Ave (then spelled Capital Ave) about four miles north-east of downtown San Jose, with apricots, peaches, prunes and plums watered from Penitencia Creek. One building from the farm-town era still stands inside the outline: the 1927 Berryessa School on N. Capitol Ave near Berryessa Rd, designed by architect William H. Weeks and designated San Jose City Landmark No. 28 in 1985 (city historic inventory and landmark listing).
The tracts came with annexation. City records show about 42% of today's outline joining the city in the 1960s and about 50% in the 1970s; 'Piedmont No. 45' on April 28, 1975 alone covered about 13%. The last notable addition, 'Berryessa No. 64' on November 6, 1995, brought in the blocks between I-680 and Hostetter Rd. The city's tract-map layer shows about 3,600 recorded lots in 53 tracts of up to about 240 lots each.
VTA light rail opened on Capitol Ave on June 24, 2004, with stops at Hostetter Rd and Berryessa Rd inside this guide. The General Plan marks both Capitol Ave corners, N. Capitol Av/Hostetter Rd and N. Capitol Av/Berryessa Rd, as future urban villages; the city's growth-area layer shows no approved village plan for either yet.
streets and homes
The streets and the houses
Capitol Ave and Morrill Ave run north-south and Hostetter Rd cuts across on a diagonal. The tract streets fill in between: Bethany Ave, Cabrillo Ave, Agua Vista Dr and Longford Dr near Capitol Ave; Messina Dr, Isadora Dr, Knights Bridge Rd, Castlegate Dr, Balmoral Dr, Melchester Dr and Baronscourt Way around Berryessa Creek Park; Parkhaven Dr, Grosvenor Dr, Cavendish Dr, Majestic Way, Half Pence Way, Farthing Way and Hampstead Way toward Piedmont Rd; and Camargo Dr, Babe Ruth Dr and Valhalla Dr near Cropley Ave.
The city zoning map shows about half the land as R-1-8 single-family zoning, with planned developments on most of the rest: the 'Old' streets by I-680 and Hostetter Rd (Old Stone Way, Old Abbey Pl, Old Post Way, Old Gate Ct) and the 'stone' ways nearby (Orangestone Way, Olivestone Way, Lodestone Dr). Expect HOA documents in those planned developments and conventional lots on the older tracts.
All of it is City of San Jose land with San Jose 95132 addresses (county road data and Census ZIP areas). The only county-mapped land inside is a strip of freeway land at the I-680 / Capitol Ave interchange, with no homes.
