What does a three- or four-bedroom house cost, neighborhood by neighborhood? We took the 20,134 single-family houses that sold in the two years to October 27, 2026 in the 27 cities and towns of Santa Clara and San Mateo counties where we have neighborhood guides and a full city data series (MLS records we can read, repeat records removed, with a recorded bedroom count, living area and map position), placed each inside the outlines of our neighborhood guides, and took the median price for each bedroom count. 344 guides had at least 5 three-bedroom sales and 352 had at least 5 four-bedroom sales, enough to rank.

The short answer

  • Lowest median for a three-bedroom house (guides with at least 5 such sales): Downtown Gilroy ($843K, 24 sales), Las Animas & Crestwood in Gilroy ($873K, 44 sales) and Spartan Keyes & Martha Gardens in San Jose ($895K, 10 sales).
  • Highest: Santa Rita in Los Altos ($4.85M, 8 sales), North Los Altos ($4.74M, 34 sales) and Old Los Altos ($4.45M, 7 sales).
  • Four bedrooms, lowest: Downtown Gilroy ($885K, 7 sales) and Washington-Guadalupe & Tamien in San Jose ($950K, 7 sales); highest: Shadow Oaks in Saratoga ($6.62M, 7 sales) and Professorville in Palo Alto ($6.45M, 7 sales).
  • By city, the median three-bedroom house ran from Gilroy ($925K) to Los Altos & Los Altos Hills ($4.25M), and the median four-bedroom from Gilroy ($1.2M) to Los Altos & Los Altos Hills ($5.06M).
  • More bedrooms don’t always cost more. In 14 of the 310 guides with at least 5 sales of each, the median four-bedroom house sold for less than the median three-bedroom one; size, lot, condition and the mix of sales vary.

San Francisco, for comparison: the median three-bedroom house sold for $1.72M (1,762 sales) and the median four-bedroom for $2.45M (1,114 sales) in the same two years; San Francisco by guide. Not covered here: Atherton, Woodside, Portola Valley and Hillsborough, which have neighborhood guides but no full city data series; their posts (Atherton, Woodside and Portola Valley; Hillsborough) cover five years of house sales.

Reading it right

  • A bedroom count isn’t a size. A large three-bedroom can sell for more than a small four-bedroom, so check the median size in each row and the square footage of any home you compare.
  • Bedrooms are as listed. A listing can count a den or an unpermitted addition that the county record doesn’t, so check the permit history.
  • Different houses sold in each neighborhood, and rebuilt or new houses push a median up.
  • Small samples swing. Every row shows its sale count.
  • Some guides overlap, and a sale inside two outlines counts in both, as in the city posts.
  • Past prices aren’t a forecast or the value of any one home.

Go deeper

Bedroom Math shows what one more bedroom costs in each city from recent sales, and the Budget Lab shows where a budget has bought. Across every city we cover, neighborhood by neighborhood: price per square foot, sale vs. asking, ten years of price change, where houses still sell under $2M, where $5M+ houses sold and condo and townhome prices. Every city’s data posts are on one page.
