the story
How Cadwallader & Dove Hill came to be
This is the valley-floor side of Evergreen, where the land flattens out between US 101 and the foothills. A 1922 county history describes the Evergreen district as fruit country of prunes, apricots and peaches, named for the oaks of the old Yerba Buena Rancho, and one farm from those years is still standing: an 1898 farmhouse and barn on Keaton Loop, listed in the city's historic inventory (private, no public access).
San Jose annexed the area street by street through the 1960s and 1970s. City annexation records show 'Evergreen No. 1-B' (April 22, 1960) covering about a quarter of the outline, 'Evergreen No. 6' (October 21, 1966) about a sixth and 'Evergreen No. 19' (December 14, 1967) about a tenth, with about 20 smaller annexations through 1983. Silver Creek High opened on Silver Creek Rd in September 1969, and the city's tract-map layer now shows about 3,900 recorded lots inside the outline.
Two creeks cross the area: Thompson Creek and Upper Silver Creek. The city's trail plan shows a future Thompson Creek trail reach of about 1.7 miles from Aborn Rd south toward Wynfair Ridge Way, extending the open reaches north of Aborn Rd.
streets and homes
The streets and the houses
Silver Creek Rd cuts diagonally across the middle from Capitol Expy to Yerba Buena Rd, and Nieman Blvd runs north-south from Aborn Rd to Yerba Buena Rd. Between them are the tract grids: Daniel Maloney Dr on the west side and Cadwallader Ave on the east side, Brigadoon Way with Bagpipe Way, Loch Ness Way, Laddie Way and Firth Way around Brigadoon Park, and Kettmann Rd, Yerba Buena Ave, Timberline Dr and Forestwood Dr toward San Felipe Rd.
The Dove Hill blocks fill the south-west corner between Silver Creek Rd, US 101 and Yerba Buena Rd, around Dove Hill Park: Colt Way, Ravens Place Way, Deans Place Way, Meadow Glen Way and the Rio De streets near the freeway. The south and east sides, along Yerba Buena Rd and toward San Felipe Rd, hold Woodbury Ln, Partridge Dr, Loganberry Dr, Chisin St and the Sequoia Creek and Terrena Valley streets. The city zoning map shows mostly single-family districts (R-1-5 and R-1-8) and planned developments, with a few attached-home districts.
All of it is City of San Jose; the county city-limits map shows no unincorporated land inside the outline. The city's association layer lists the Dove Hill neighborhood association and a Creekside HOA here; if a home is in an HOA, its CC&Rs and dues come with it.

Buying or selling in Cadwallader & Dove Hill: what we check
Buying here
- Flood: about 29% of the outline is FEMA Zone X (minimal hazard), most of the rest Zone D (not studied), with small Zone A and AO strips along the creeks. Check the FEMA map for the address.
- Liquefaction: about 23% of the outline is in a state liquefaction zone, and state landslide zones cover about 8%. The natural hazard disclosure shows both.
- Planned developments and HOAs: some tracts were built under PD zoning, and some homes are in HOAs (the city lists a Creekside HOA here). Ask for the PD permit, CC&Rs and current dues before planning an ADU or addition.
- Homes from the 1960s and 1970s tracts may still have original electrical panels, plumbing and sewer laterals; inspect and get the sewer lateral scoped.
- Freeway edge: homes backing onto US 101 or Capitol Expy get traffic noise; visit at commute time.
Selling here
- Gather permits for any additions, garage conversions or ADUs; buyers here check them against the city's records.
- If you've upgraded the panel, roof or sewer lateral, list it with dates and invoices.
- Order the natural hazard disclosure early so the flood and liquefaction lines are on the table up front.
- Distance to US 101 and Capitol Expy is a selling point for commuters; give it in miles from the address.
