How Oak Grove & Hayes came to be
Part of this guide was the Hayes estate. The Hayes Mansion at 200 Edenvale Ave, an estate house designed by architect George W. Page and built in 1904-05, is listed on the National Register of Historic Places (1975) and as a California Historical Landmark. The city bought it in 1985 and ran it as a conference center, then sold it in 2019 to a private owner; it is now a hotel and meeting venue (local news reports).
Next to it, Frontier Village, a Western-themed amusement park, ran from October 1961 to September 1980 on about 30 acres of the former estate at Monterey Rd and Branham Ln, and archive records say the land became Edenvale Garden Park. The Frontier Village homeowners association by Branham Ln keeps the name.
The rest filled in from the late 1960s. City annexation records show about 30 pieces joining San Jose between 1955 and 1989, named 'Oak Grove', 'Snell', 'Hayes' and 'Monterey Park'; 'Oak Grove' is also the name of the local elementary school district. City sewer records date the Rue streets near Hayes Elementary (Rue Calais, Rue Loiret, Rue Le Mans) to 1968-1969, Tradewinds Dr and Spinnaker Dr to 1969-1970, the Blossom streets south of Chynoweth Ave to 1972-1977 and the streets around Rio Lobo Dr to 1979. The city's tract layer counts 44 recorded tract maps with about 2,225 lots.

North of Chynoweth Ave, Poston Dr, Obert Dr, Derek Dr and the Rue streets surround Hayes Elementary, with Saddle Brook Dr, Flat Rock Cir, Rio Lobo Dr, Red River Way, Rio Grande Dr and War Wagon Dr toward Edenvale Garden Park and Frontier Trail Dr by Branham Ln. South of Chynoweth Ave, Hayes Ave, Lean Ave and Lily Ann Way cross a mix of tracts: the Blossom streets (Apple Blossom Dr, Cherry Blossom Dr, Pecan Blossom Dr, Walnut Blossom Dr), the Grove streets (Birch Grove Dr, Cedar Grove Cir, Banana Grove Ln) and the townhome and condo courts on Tradewinds Dr, Spinnaker Dr, Sean Cir and Borneo Cir near Snell Ave and Blossom Hill Rd.
Housing here is mixed. The county parcel map shows about 1,690 single-lot homes on lots of mostly about 4,500 to 7,800 sq ft, and about 2,080 small parcels for townhomes, condos and small-lot homes on Tradewinds Dr, Spinnaker Dr, Sean Cir, Judith St, Tyhurst Ct, Coy Dr, Wong Dr and the 'gate' lanes (Olivegate Ln, Cedargate Ln, Weepinggate Ln). Listing records show detached houses, townhomes and condos.
Zoning is mostly residential planned development (R-1-8(PD) and A(PD)) with R-1-8 single-family, public land for Oak Grove High, Hayes Elementary and the parks, and mixed-use and commercial zoning along Blossom Hill Rd. Part of the Blossom Hill Rd/Snell Av corner is an urban village on the city's Growth Areas map, with no approved plan yet.

- Blossom Hill Caltrain station is about 0.4 mile straight-line south-east of the guide.
- Highway 85 is just south (ramps at Snell Ave and Cottle Rd), and Blossom Hill Rd reaches US 101 about 0.3 mile east of Monterey Rd.
